-All building permits as well as the certificate of occupancy.

-All survey work including as-built certified to the Town.

-Septic system as per engineer design.

-Excavation, drains, backfill, and final grading as per engineered plan.

-Trees on lot to be cut to as per the Town requirements and posted by engineer, any
additional trees buyer wishes to cut beyond Town posted limits will be buyer’s
responsibility post closing. Brush chipped and stumps buried in lot/hauled away.

-Concrete foundation cast 8/10" thick. Any shrinkage cracks in the concrete will be left
unless water permeates through then a resin epoxy will be injected into the crack to
eliminate any water from entering the basement.

-Cellar shall contain two 3050 Double hung windows.

-Waterproofing shall be asphalt patch and rubberized foundation coating.

-All framing material to be either spruce or fir and will consist of the following:

presented to S.R. Blanchard, Inc. in writing and categorized by contractor (i.e. painter
trimmer, flooring, etc.) as to expedite and continue to maintain a continuity of quality
and responsiveness in order to complete the repairs.

-The real estate commission for this property will be five per cent based upon the contract
price to be paid by seller.

SCHEDULE OF CONSTRUCTION

1. Seller will order the plot plan from the engineer with 48 hours from the
commencement of the contract and as soon as that is completed by the engineer the Seller
will immediately file application for the building permit.

2. Actual Start Date will be within ten days from the issuance of all and final building
permits from the Town. Seller will notify Buyer with actual Start Date.

3. The closing date will be 150 days from the actual Start Date. If there are any delays
unforeseen from weather or Acts of God, the seller will request an extension in writing
immediately.

-Seller hereby gives notice to Purchaser that Purchaser may be contacted in the future by
prospective customers of the Seller concerning the quality and timeliness of Seller’s new
home construction work. In the event that Purchaser does not wish to be contacted by
such prospective customers, then Connecticut Law requires that the Purchaser notify the
Seller in writing at the time of execution of this agreement that Purchaser does not wish
to be contacted.

DOES NOT REPRESENT IN ANY MANNER THAT THE CONNECTICUT DEPARTMENT OF
CONSUMER PROTECTION ENDORSES THE QUALITY OF THE CONTRACTOR’S NEW
HOME CONSTRUCTION WORK OR THE CONTRACTOR’S COMPETENCY TO ENGAGE IN
NEW HOME CONSTRUCTION.

ACCORDINGLY, YOU ARE ADVISED TO:

(1) REQUEST FROM THE CONTRACTOR A LIST OF EACH INDIVIDUAL OR THE


FIFTEEN MOST RECENT INDIVIDUALS, WHICHEVER IS LESS, FOR WHOM THE
CONTRACTOR HAS ENGAGED IN NEW HOME CONSTRUCTION IN THIS STATE DURING
THE CURRENT AND PRECEDING CALENDAR YEAR.

(2) CONTACT SEVERAL INDIVIDUALS ON THE LIST TO DISCUSS THE QUALITY AND
TIMELINESS OF THE CONTRACTOR’S NEW HOME CONSTRUCTION WORK, AND

(3) CONTACT THE DEPARTMENT OF CONSUMER PROTECTION TO VERIFY THE


REGISTRATION INFORMATION PRESENTED BY THE CONTRACTOR AND TO
ASCERTAIN THE CONTRACTOR’S COMPLAINT HISTORY WITH THE DEPARTMENT.

IN ADDITION YOU ARE ADVISED TO DISCUSS WITH THE NEW HOME CONSTRUCTION
CONTRACTOR:

(1) WHETHER THE CONTRACTOR HAS A CUSTOMER SERVICE POLICY AND IF SO,
THE IDENTITY OF THE PERSON DESIGNATED TO ASSIST YOU IN RESOLVING ANY
COMPLAINT ABOUT THE CONTRACTOR’S WORK, AND

(2) WHETHER THE CONTRACTOR WILL HOLD YOU HARMLESS FOR WORK
PERFORMED BY ANY SUBCONTRACTOR HIRED BY THE CONTRACTOR.

THIS NOTICE DOES NOT CONTAIN AN EXHAUSTIVE LIST OF THE INQUIRIES YOU
SHOULD MAKE BEFORE CONTRACTING WITH A NEW HOME CONSTRUCTION
