Building the future

To start this project of two floors, located in Turbo Antioquia, Alisson needs a soil study, she must
have plans and curatorial permits (construction license), and the designs can be made in Revit or
AutoCAD. Some documents may have a high cost since they are mandatory for development of
the project. She should also quote prices with other builders to minimize prices.
This project must have solar panels to be more environmentally friendly. Additionally, the
construction will have a terrace with a overlooking to the sea so that she can enjoy a beautiful
sunrise and sunset.
To give it a more aesthetic and glamorous touch, the house should have a jacuzzi and wet
areas. Also some footprints made in concrete to prevent sand entering the house. To give it a
more country style, should plant trees and this way, will have it more shadow of the trees in the
future.
The house must have a large space for parking (motorcycles and cars) since Alisson will be visited
frequently by her friends and they have vehicles.
The house could have landscaping and lights around it that would make it more beautiful
and stand out in the neighborhood as the prettiest, to make this possible, it will be necessary for
the construction to have good foundations, therefore, the land must be leveled to be able to begin
excavations. For this, excavation and earth dumping teams must be hired.
As for the structural part of the house, it must have in its system 8 columns of 25 x 40 cm
and mooring beams of the same size, the slab should be made of concrete mezzanine slabs in this
way it will not have much weight on the structure. The roof of the second floor will be made of clay
tiles and below it could be waterproofed.
She will be very happy if the house were made of materials resistant to sea salt as it could
give the construction more years of life.
Regarding the interior design of the house, there will be the following specifications: On the
first floor, large windows with sea views, an Italian-style dining room, social bathroom, kitchen and
a guest room. On the second floor there could be two bedrooms, each one with a bathroom inside,
as well as a studio room so she can record her content professionally.
There will be a space with a balcony and this will have large semi polarized windows that will allow
a view of the sea.
Due to the design and luxury of the house, she must install security cameras to have
tranquility an peace at home, remember that self-sustaining of the home must be prioritized and
that is why solar panels must be taken into account and it could also have tanks with water reserve
since in this area it is very limited.
Between the materials she should buy are:
Cement, sand, steel, ceramics, blocks, wood, doors, windows, waterproofing, tiles, among others.
Everything must be designed according to plans given by the civil engineer and architect.
The budget that she must have for the construction of this house is 200 million without
including workers since it would depend on whether they would be workers from the sector or from
the city of Medellin; and if they are from the city, the cost could increase.
The construction quote including labor will be worth 270 million, of which 40% must be given
to start construction. The estimated time for the work should be 6 months. At the end, Alisson
should be amazed by the exterior and interior design of her home.

Construyendo el futuro

Para iniciar este proyecto de dos pisos, ubicado en Turbo, Antioquia, Alisson necesita un estudio
de suelo, debe tener planos y permisos curatoriales (licencia de construcción), y los diseños se
pueden hacer en Revit o AutoCAD. Algunos documentos pueden tener un costo elevado ya que
son obligatorios para el desarrollo del proyecto. También debe cotizar precios con otros
constructores para minimizar los precios.

Este proyecto debe tener paneles solares para ser más amigable con el medio ambiente. Además,
la construcción tendrá una terraza con vista al mar para que pueda disfrutar de una hermosa
salida y puesta de sol.

Para darle un toque más estético y glamoroso, la casa debe tener un jacuzzi y áreas húmedas.
También algunas huellas hechas en concreto para evitar que la arena entre a la casa. Para darle
un estilo más campestre, debe plantar árboles y así, en el futuro, tendrá más sombra de los
árboles.

La casa debe tener un gran espacio para estacionamiento (motocicletas y carros) ya que Alisson
será visitada con frecuencia por sus amigos y ellos tienen vehículos.

La casa podría tener paisajismo e iluminación alrededor que la harían más bella y destacaría en el
vecindario como la más bonita, para que esto sea posible, será necesario que la construcción
tenga buenas fundaciones, por lo tanto, el terreno debe nivelarse para poder comenzar las
excavaciones. Para ello, se deben contratar equipos de excavación y volcado de tierra.

En cuanto a la parte estructural de la casa, debe tener en su sistema 8 columnas de 25 x 40 cm y

vigas de amarre del mismo tamaño, la losa debe ser de losas de entrepiso de concreto de esta
manera no tendrá mucho peso en la estructura. El techo del segundo piso será de tejas de arcilla y

interior, así como una sala de estudio para que pueda grabar su contenido profesionalmente.

Habrá un espacio con balcón y este tendrá grandes ventanas semi polarizadas que permitirán una
vista al mar.
Debido al diseño y el lujo de la casa, debe instalar cámaras de seguridad para tener tranquilidad y
paz en el hogar, recuerde que la autosuficiencia del hogar debe ser priorizada y es por eso que se
deben tener en cuenta los paneles solares y también podría tener tanques con reserva de agua ya
que en esta zona es muy limitado.

Entre los materiales que debe comprar se encuentran: cemento, arena, acero, cerámica, bloques,
madera, puertas, ventanas, impermeabilización, azulejos, entre otros. Todo debe diseñarse de
acuerdo con los planos proporcionados por el ingeniero civil y el arquitecto.

El presupuesto que debe tener para la construcción de esta casa es de 200 millones sin incluir
trabajadores ya que depende de si serían trabajadores del sector o de la ciudad de Medellín; y si
son de la ciudad, el costo podría aumentar.

El presupuesto de construcción, incluido el trabajo, valdrá 270 millones, de los cuales se debe
entregar el 40% para comenzar la construcción. El tiempo estimado para el trabajo debería ser de
6 meses. Al final, Alisson debería sorprenderse con el diseño exterior e interior de su hogar.
