Proposal For Developing Affordable Homes For Blue-Collared Workers

Dear Sir,

We would like to introduce ourselves as Zodiac Housing (ZH), a Real Estate Group proposing to
construct Affordable Homes for blue-collared factory workers associated with Vardhman
Textiles Ltd.

We at ZH envision a scenario which promotes a better living standard for blue-collared

employees. ZH, at its own cost, builds affordable homes along with an entire personal
ecosystem for its home owners - including home, schools for children, social amenities,
supermarkets and discount stores which are all within the same gated complex.

In this regard, we would like to present our proposal, explain our construction technology and
showcase our housing township - APNA AWAS, which is located at “Paddi” on Dehlon –
Sahnewal Road which is 21 KM / 33 minutes driving time from Vardhman Textiles Ltd. In Phase
1 of the project, we cover 27 acres and will be building approx. 2,000 apartments.

ZH has created a unique model, where large global construction companies collaborate with us to
execute projects on mega scales in India by using the latest construction technologies. We
manufacture factory-made houses (approved by BMPTC and adhere to NBC guidelines) with
zero downtime through monolithic construction technologies that drastically reduce project
implementation time and produce a high-quality end product. All our projects are to be completed
within 12-15 months.

Our in house team, along with our technology partners, renowned construction companies, PMC
partners and the Big 4 Accounting Firms ensures: large scale of operations; low lead time for
delivery of homes; attractive price points; world class quality & zero implementation risk.

ZH plans to sell a fully furnished house, pricing as under:

1 BHK 413 square feet (super area) INR 9.99 lakh EMI < INR 3,767 * / 25 yrs

*Assuming no default in any previous loan, considering PMAY subsidy & down payment.

Each fully furnished 413 square foot house consists of a bedroom / living room / kitchen /
toilet & balcony and the following branded accessories are included in the same price - a
32” LED TV; 4 seater dining table; queen bed; 1 size sofa cum bed; gas stove; water purifier;
geyser; cooler, 160 litre refrigerator & a electric scooter.

ZH assists the eligible home buyers receive their PMAY subsidy and also help them with
their home loan. For these services, ZH does not charge any fees.
