Most streets in the community had bike lanes and sidewalks; however, at least 10 sidewalks
were littered and needed maintenance. There was an excessive amount of litter on the side of a
popular park and around highway entrance ramps and exits. There were about five buildings
marked with graffiti. There were over 15 advertisements and over five bus stops visible in a driver’s
sightline. All streetlights appeared to be well-maintained and operational. Most houses were built
between 1950 and 1959 (United States Zip Codes, 2018). There was a moderate amount of traffic.
The most common means of transportation was cars (79.6%), and the average commute time in
2019 was 35 minutes (City-Data, 2019). Noise pollution is a moderate concern due to traffic near
residential areas. Overall, the community feels safe.
There are 10 schools, seven parks with a medium amount of litter, and nine churches which
appear to be well-maintained (ZipDataMaps, 2021). There are nine hospitals and four urgent care
centers, although most urgent care centers close by 10 p.m. There are seven pharmacies, eight
fast food places, and one farmers’ market. There is a police station and four fire stations. There are
11 grocery stores, notably about three had Spanish names. There are three gyms, one cultural
center, and two museums. There were 10 bus stops and six childcare services.

Residences are a mix of moderately priced apartments, duplexes, and single-family homes that
are small yet neatly-kept and brightly-painted. Many of the homes are duplexes and small single-
family homes from the 1980’s. The homes were in decent condition with no vacant or abandoned
ones, and they were relatively close to one another. Most residents rent their home. There are not
many high rises or chain restaurants. For chain restaurants, residents would have to go to the Dolphin
Mall area. Most of the churches are Catholic with possibly one or two being Christian. There was no
evidence of abuse or mental illness. Of the animals observed, most were dogs. Most of the stores are
locally owned “mom & pop” stores, and there are a lot of bakeries. Observed were an ice-cream truck,
residential construction site, and dogs with their owners. Residents appeared well-nourished and
dressed appropriately for a Saturday morning. Most of the individuals were cleaning their homes and
relaxing. There are four elementary schools, one middle school, and one high school. The West End
Park is very close in proximity to the homes in the area which makes for easy access to community
events that may be held. There was one fire station and one police department. There is no major
hospital like Jackson or Baptist, but plenty of community health care clinics and elderly care options.
There were no significant visibly harmful aspects in the community.

Westchester is full of parks and playgrounds where members of the community can hang out
or go for a run. Tropical Park offers walking, running, and biking trails, as well as a fitness center,
boxing center, farmers markets, and equestrian stables. The parks are clean and family friendly. The
main roads do not have a lot of litter. The area is full of well-maintained sidewalks. However, there are
few bike lanes. There are some advertisement billboards on main roads, but they rarely contain health
promotion information. There is not a lot of graffiti in the area, but occasionally one can see some. The
community covers the graffiti rather quickly. There is low air, water, and noise pollution.
There are no hospitals in the area; however, neighboring communities such as Tamiami, have
Kendall Regional Hospital right on the western border. It provides 24-hour comprehensive surgical,
medical, behavioral health, trauma, and diagnostic services. It also provides a wide range of
community and patient services. There is a Baptist Urgent Care on Bird Road. There is also an
emergency department on Bird Road. Baptist has a hospital in West Kendall that lies on the southern
border of Westchester. There are bus stops on all main streets and avenues. There are plenty of
elementary, middle, and high schools, some are public, and some are private, but all the schools are
above average. There are a variety of places of worship for different denominations. There are
daycares and assisted living centers all over. There are grocery stores such as Publix and Navarro,
but there are no Whole Foods and Trader Joes which tend to have more organic food selections.
Tropical Park hosts farmers markets on Saturdays. There are a significant amount of fast food and
restaurants that do not have the healthiest food options. There is a fire station near Tropical Park, but
there is no police station in the community. There are plenty of gyms located on 40th, 24th, and 56th
Street.
