Dear Ms. Joanie,

I am writing to you to confirm that I, Janice T. Riego de Dios, Licensed Real Estate
Broker with REB license no. 0027636 has been appointed by Ms. Rhizza M. Basilio, Sr. HR and
Admin. Specialist of NR Electric Philippines for their office lease requirements and they are
expressing their interest to lease unit 5 & 6 located at the 25th floor of Exquadra Building. I’ll
be represented by my husband, Kerwin C. Riego de Dios who is also my real estate agent. With
this we would like to ask from your office to consider our requested terms as follows:

1. Rental rate: PHP 800 / sqm (excluding VAT)

2. Construction Time: 3 months (rent free)

3. Pre-Termination Fee: Not more than 3 months rent

4. Terms of Contract: 5 years

5. Escalation: 2% escalation increase every two (2) years

6. Parking - One (1) slot

7. Plan handover date is August 2023

8. Target move in date is November 2023

9. We will pay rent for November and December then start the payment annually in advance

because our head office in China wanted a payment by calendar year. Our practice is one-

time payment (via wire transfer) for the whole year every January.
