Subject : Regarding Sale of Commercial Project Splendor Epitome at Sector-62,


Gurugram.

This is with reference to the above-mentioned project, where as per the available stock, we are proposing a
new marketing policy.

1. Area & Number of the units.

Attached at annexure -1.

2. Sales Price.

Ground Floor = Rs. 25,000/- per sq ft


First Floor = Rs. 14,000/- per sq ft
Office Space = Rs. 8,000 /- Per sq ft

3. Inaugural.

Rs. 1000 per sq ft

4. Extra Charges.

EDC/IDC (Inclusive of BSP)


Possession charges - IFMS EEC/ IFC, Meter charges will be extra (As decided by the management)

5. PLC.

As decided by the management

6. Transfer Charges.

No Transfer should be entertained till sale of 50% of stock.


Rs. 500 per sq ft when we open the transfer.

7. Payment plan; (Special Possession Link Plan)

At the time of booking 10% of BSP


Within 45 days of booking 35% of BSP. (Inclusive of 10% Booking Amount).
On Completion of Super Structure 35% of BSP. (+ 50% Additional Charges, if any)
On Receiving of OC/CC 30% of BSP. (+ Extra Charges.)

Note: In Case of down payment additional 12% discount (on 90% of payment) shall be given to customer &
95% of the total sales price shall be collected.
8. Commission/Brokerage.

10% of BSP & PLC + +500 per sq ft

9. Release of Commission

Rs. 1,00,000/- on collection of 10% Booking amount on every unit with entire documentation.
100% Commission on receiving of 35% of BSP. (Rs. 1,00,000/- shall be deducted).

10. Earnest Money

As per RERA.

12. Staff incentive Policy.

Rs. 20 K- on every sale below 500 Sq. ft. and Rs. 40 K above 500 Sq. Ft.
i-phone/i-pad on sales of above 3 cr & above.
Foreign trip for 5 days on sales of 5 cr & above

13. Marketing Plan.

1st Month
a. Hoarding in the vicinity 5
b. Boards in the vicinity 2000
c. WhatsApp campaign on daily basis 2 lacs daily.
d. Online promotions (FB/Insta/Linkd/google/99/magic/housing)

14. Material Required.

Broucher, Floor plan, Site plan, Booking Form, Approved plans, RERA Approval, OLD Data of
customers.

1. Super to Carpet Ratio or Loading of Ground, First and Office Spaces.


2. Height of the Ground, First and Office Block.
3. Specification which we are providing in Retail and Office.
4. Approvals Like Rera, License, Sanctioned Plan or (Approved Drawing)
5. Is Building Centrally Air conditioned or not?
6. Water Inlet * Outlet in Units.
7. One Parking free in Retail & office above of 1000 Sq. ft area.
8. Completion Date of the Building.
9. No Price hike before 50% of the sale.
