Location :
Contractor shall be responsible to check all numbers and units as may be indicated on the specifications.
1. Substitution of materials or makes other than those specified will be approved by the Engineer for the
following reasons:
a. The materials or equipments proposed for substitution is equal to or superior to the material
or equipment specified in construction utility and specifications.
b. Or the materials specified cannot be delivered to the jobsite on time due to conditions beyond
the control of the contractor.
c. In case of a difference in price, the owner shall be receive all benefits of the difference in cost
involved in any substitution and the contract shall be altered by change order to the credit of
the owner with any savings obtained.
A.02 SCOPE OF WORK
1. The contractor shall be conduct a thorough inspection of the existing job site conditions
2. The contractor shall construct the architectural, plumbing/sanitary and electrical work in accordance
with the plans and specifications
3. Final cleaning shall consist of cleaning each surface or unit of work to normal condition expected for
a list class building cleaning and maintenance program.
4. Construction of the Commercial, Residential Renovation
5. All items, which are show on plans and not mentioned on specifications, shall be included
A.03 SITEWORK
A.04 THOSE SPECIFICALLY INCLUDED AS PART OF WORK
1. Removal of improvements below and above grade necessary to permit construction and other work as
indicated.
2. Sharing and bracings necessary to protect existing building, streets, utilities and other improvements and
excavation against loss of ground or caving embankment.
3. Earthwork all excavations, grading and filling inside and outside of building limits or as shown on plans.
4. Dewatering system components to prevent surface water from flowing into excavations and from flooding
into excavations and from flooding surrounding areas.

A.06 CONCRETE AND REINFORCED CONCRETE
1. National Structural Code of the Philippines and the American Concrete Institute’s Building Code
Requirements for Reinforced Concrete shall all be made part of this Specification.
2. MATERIALS
a. Portland Cement ASTMC 150, TYPE 1.
b. GRAVEL G-3/4, crushed.
c. Sand: S-1, washed and cleaned.
d. Water: clean and free of deleterious that may impair strength of bond.
e. Steel Tie wires: Gauge 16 G.I. Wire
f. Reinforcing Bars: Billet Steel, structural grade, ASTM-A-15 deformed bars, Fy=33ksi.
g. Forms: 10mm thick plywood for all exposed and unexposed concrete surfaces.
h. Forms Ties: Shall be watertight.
i. Concrete Tapping: Over membrane waterproofing.
A.07 MASONRY WORKS
1. All concrete Hollow Blocks shall be expend up to the bottom of the beam or slab.
2. Concrete Hollow Blocks: 100mm or 150mm thick.
3. Reinforcements: Deformed Steel, Grade 230 structural grade, 10mm diam. Bars at 600mm on center for
vertical and at every third course for horizontal.

A.09 LUMBER AND PLYWOOD WORK
1. Marine Plywood: 6mm thick C grade, 3 ply.
2. Tanguile Plywood:6mmthick local C grade.
3. Provide Dresser Lumber, S4S, unless otherwise indicated.
4. All wood: shall be of good quality and free from any defects.

A.16 PLUMBING
1. PVC PIPES: sizes below 100mm-series 1000, sizes above 150mm-class 34, “Neltex” brand or its equivalent.
2. DOWNSPOUT: 75 mm PVC Pipe, ”Neltex” brand only.
3. GALVANIZED IRON PIPES. ½ dia., for water line, schedule 40, all underground pipes shall be painted with
epoxy primer.
4. CATCH BASIN: Construct to the shape and sizes as indicated on the plans
5. CATCH BASIN COVER: Construct to the shape and sizes as indicated on the plans.
6. AREA DRAIN COVER: Galvanized cast in iron cover.
7. Verify plans for location and details.

A.18 LIGHTING AND POWER EQUIPMENTS
1. Convenience outlet, switches and washer outlets shall be “NATIONAL” with mode appropriate for
intended use.
2. Porcelain lamp receptacle shall be keyless type by “LEVITION”, U.S. made or approved equal with 100-
watts incandescent bulb by “GENERAL ELECTRIC”, “PHILIPS” or as indicated or provided by the owner.
A.19 CABLES, WIRES, AND BOXES
1. Shall follow whatever is indicated on the plans.
2. Wires for main supplies shall be connected by the NATIONAL POWER CORPORATION or duly authorized
personnel of said power company.
