GENERAL SPECIFICATIONS

PROJECT : 1 –STOREY RESIDENTIAL W/ ROOF DECK

The work to be executed in this contract shall include all furnishing of materials. Labor, tools
and equipment and other services and performing all operations necessary for the complete shown on
the drawings and plans.

II CIVIL WORKS

The proposed ONE STOREY residential building with roof deck shall be staked out and to grade
within the clearing lines to its desired elevation. The Contractor shall make all the necessary excavation
for foundation to its grades indicated on the drawings, and no footing shall place on fill.

After forms have been removed from the footing, the excavated materials shall be used for backfilling
around them. All fills shall be placed in the layer not exceeding in six (6) inches in thickness each layer
being thoroughly compacted by wetting and tamping or rolling. Materials not so used shall be placed
on immediate premises, provided, however, shall not be required move more than (50) meters.

III CONCRETE MASONRY

All concrete masonry shall be with shapes, dimensions, and reinforcement as shown in plans,
and shall be done in accordance with the standard specifications as presently adopted by the
government.
Proportions of concrete masonry materials shall be as follows:
Class “A” (1:2:4) - beams and columns
Class “B” (1 :2 1/2:5) - slabs and footings
Class “B” (1 :3) - mortar for concrete, hollow blocks and tiles
Class “A” (1 :2) - beams and columns
Aggregates - ¾ “gravel

IV CARPENTRY AND JOINERY WORK

All lumber except form lumber shall be grade available of the respective kinds required of the
various parts of work. Well – seasoned, thoroughly dry and free from loose or unsound knots, cup cakes
or other imperfections impairing its strength, durability or appearance. Framing lumber shall be of
rough dimensions shown on the drawings. Exposed surfaces shall be smoothly dressed.

All frames shall be done as shown in the drawings, well-fitted, accurately set, rigidly secured in place
with nails spikes or anchor bolts as required. Lumber surfaces in contact with concrete shall be given a
brush coat of bituminous paint.
Lumbers to be used for respective wood works in conform to the following:

Yacal - doorjamb, wood plates and wood work in contact with concrete except
cabinet parts
Apitong - roof framing, girt, rafters, purlins, ceiling joints and other interior frame
not visible on the outside
Tanguile - frameworks of closets and cabinets,

V HARDWARE

Hardware items shall be delivered to the jobsite in their original individual container complete with
necessary appurtenances and shall be installed in a neat workmanlike manner following the
manufacturer’s instructions. The Contractor shall provide and fit in place all hardware’s not herein
mentioned, but necessary for the completion of the work.
Hinges of Staley, Hager or equal, full mortise brass butt hinges, three and one- half by three and one
half (3 ½ x 3 ½) shall be provided at least four (4) sets for every door leaf. Cabinet and closet leaf shall
be provided with (2) steel hinges Washington type or equal.

Lockset shall be Schlage or equal, pin tumbler, cylinder of type as per manufacturer’s
recommendations for particular functions. Each door leaf except toilet door shall be provided with
Sargent or equal, cast bronze or brass foot, six (6) inches long.

VII ELECTRICAL

The Contractor shall provide all labor, materials and equipments for the complete installations of the
electrical system as shown on the plans on the proposed extension renovation. The testing of the
complete electrical system shall be to the satisfaction of the owner. Wiring shall be of PVC conduit,
wood molding type or other approved method. Minimum wire size shall be no. 12 or as prescribed by
the Electric Company.

VIII PLUMBING

The Contractor shall provide all labor, materials and equipments for the complete installations of the
plumbing system as shown in the drawings. All plumbing works to be done and sizes of pipes to be used
in accordance with the standard code presently adopted by the government.

Water Supply system shall be laid out as shown on the drawings, and connected to the existing pipes
and to be run with three fourth (3/4) inch diameter standard galvanized iron water pipe line to the
different fixtures with one- half (1/2) inch water pipes.

Storm an Rain Water Drainage System shown on the drawings shall be connected to the nearest
practicable water main and to be run with (6) inches diameter cement pipes. Downspouts of required
dimensions and type shall be emptied directly to catch basin twelve by twelve (12 x12) in dimension
connected to six (6) inches diameter cement pipes.

Sanitary Drainage system shall be installed with size and type of materials used as shown in the
drawings. All plumbing fixtures shall be trapped separately by a vented water sealed traps, placed as
close as possible to fixtures outlet or wherever practicable. Vent pipes shall be carried up at least sixty
(60) centimeter above the roof of the building.

IX PAINTING

The Contractor shall furnish all materials, labor, and equipments necessary for the complete painting
finish of all exposed surfaces, which need painting or as specified on the drawings. All painting works
shall be done with the highest known workmanship manner as for its application and finish. All
paintings materials shall be Boysen, Dutchboy or any equivalent brands, and to be delivered to the
jobsite in these original containers and with the manufacturer’s case shall be new coat be applied with
the previous one is still fresh. All colors shall be in accordance with the samples approved by the
Architect.
