Subject : General Construction Specifications

This set of specifications shall govern the method of construction and the materials to be used for the proposed
building shown in the plans and detailed drawings.

The plans, detailed drawings and these specifications shall be considered as complementing each other so that
what is mentioned or shown in plan shall be considered both in case of conflict between the two; the same shall be
referred to the supervising Engineer for resolutions

GENERAL CONDITIONS
All parts of the construction shall be finished with first class workmanship to the fullest talent and meaning of
the plans and these specifications and to the entire satisfaction of the engineer and owner.
These instructions shall conform to the requirements of the National Building Code as well as local Rules and
regulations of the City of Roxas Philippines.

STAKING OUT THE BUILDING


The building lines shall be staked out and all lines and grades shown in the drawings established before any
excavation is started. Batter board and reference marks shall be erected at such place that they will not be disturbed
during excavation of the building.

EXCAVATION
All excavations shall be made to grade indicated in the drawings. Where the building is covered with any kind
of fill, the excavation of footing should be made deeper until the stratum for safe bearing capacity is reached.
Whenever water is encountered in the excavation process, it shall be removed by pumping. Care should be taken that
the surrounding soil particles are not distorted or removed.

BACKFILLING
After concrete for foundation is hard enough to withstand pressure resulting from fills, the materials removed
from excavations shall be used for backfill around them.
Backfill and fills shall be placed in layers not exceeding 150 mm in thickness and each layer shall be
thoroughly compacted by wetting, tamping and rolling.

CONCRETE WORKS
All concrete shall me mixed thoroughly until there is uniform distribution of cement and aggregates and shall
be deposited as nearly as practicable in its final position care being taken to avoid segregation of aggregates. Water to
be used for mixing concrete shall be clean and free from injurious amount of oil, acids, alkalis, salt and other organic
matters.
All concrete works shall be done in accordance with standard specifications for plain and reinforced concrete as
adopted by government. Cement to be used shall be APO brand Portland cement, Atlas brand pozzolan cement or any
other equivalent brands more readily available in the locality. Alternative cement so selected must meet the
requirements for Portland and pozzolan cement and approved by the engineer in charge of the construction.
The following proportion of concrete mixtures shall be used for various part of the building:
Columns and footings - Class A (1:2:4)
CHB Footings - Class B (1:2 1/2:5)
Reinforced concrete beams and slabs -Class A (1:2:4)
Concrete slab on fills -Class C (1:3:6)
Septic Vault Cover -Class A (1:2:4)
Concrete slab on fill shall be poured on a gravel bed of not less than 100mm thick. Each concrete course to be
poured shall not be more than one (1) meter wide and each course shall be poured alternately to the indicated floor
finishes.
FORMS FOR CONCRETE WORKS
All forms for concrete works shall be properly braced or tied together so as to maintain the correct position and
shape of the concrete members. Forms shall be constructed sufficiently tight to prevent bulging and seepage of water.
Forms shall be removed until the concrete has attained sufficient strength to support its own weight and any
loads maybe placed in it. Side forms for beams and girders maybe removed earlier from the bottom forms but additional
post or shoring maybe placed under the beams or girders until they have attain their strength.
When preparing concrete for upper floor slab of toilet, bath and terrace, it shall be made waterproof by adding
Sahara for every bags of cement used in the mixture base on Class A Concrete. The proportion of Sahara shall be one
pack of Sahara for every bag of cement.

STEEL REINFORCING BARS


All steel reinforcing bars to be used in this construction shall be round deformed bars with lugs or projections
on their side to provide greater bond between and steel. All steel reinforcing bars to be used shall be Pag-asa Brand.
All steel reinforcing bars to be used shall be accurately placed and secured against displacements by tying them
together to each bar intersections with ga. 18 G.I. wire.
Steel reinforcing bars indicated for footings, columns, slab, beams, girders, and other concrete members shall
all conform to the numbers, size and spacing as indicated in the drawing or schedule of steel reinforcements.

CONCRETE HOLLOW BLOCKS


All exterior concrete hollow blocks to be used for first floor walls shall be at least 150mm thick. While CHB for
interior walls shall be 100mm thick.
CHB to be used for upper floors shall be 100mm thick. It shall be laid and cells filled with cement mortar
consisting of one part Portland cement to three parts sand by volume. They shall be reinforced with 10mm diameter
deformed bars spaced not more than 800mm on centers both ways.

LUMBER
Lumber to be used in this project shall be well seasoned, thoroughly dry and free from loose or unsound knots,
shakes or other imperfections impairing their strength or appearance
All wood frames for doors, cabinets and closets shall be done with careful hand.
Doors to be installed in CHB and other masonry walls shall be anchored with 76mm (3”) C.W. nails all around
the contact surface and all such contact surface shall be painted with Solignum brand wood preservatives after they had
been installed in place.
Lumber to be used in ceiling joist shall be 2”x2” treated with solignum prior to installations and spaced 600mm
on centers each ways.

STEEL WORKS
All steel truss top and bottom chord shall be double angle 2”x2”x1/4 unless otherwise specified in the detailed
drawings. Vertical and diagonal members shall be 1 ½”x1 ½”x 3/16 angle bar.
Purlins to be used shall be gage 16x2”x3” C-purlins space at 600mm on centers.
Steel windows to be used in this project shall conform to the size and design shown in the detailed drawings or
schedule of steel windows or as per the bill of materials.

ROOFINGS AND TINSMITHRY


All roofing sheets shall be Gage 26 Corrugated G.I. roofing sheets treated with epoxy primer prior to final paint
color shall be as per supervising engineer’s instructions.
Roofing sheets shall be fastened to the purlins by means of a 2 ½” teksrew with end lapping of not less than 12”
and side lapping of not less than 2 ½ corrugations.
All bended accessories such as gutter, facia cover, ridge roll, valley gutter and end flashing shall be gage 26
plain G.I. sheets Spanish style to be fastened by means of ½”x5/32” blind rivets.

ELECTRICAL WORKS
The electrical installations shall be in accordance with the approved plans and under direct supervision of a duly
licensed professional electrical engineer or master electrician.
All electrical works and materials shall conform to the provisions of the latest editions of the Philippines or
national Electrical code.
The electrical wiring shall be installed thru PVC electrical conduit fittings and appurtenances conform to ISO
dimensions.
The type of electrical services supplied to the building shall be 220V, single phase.

PLUMBING WORKS
All plumbing for this project shall be done in accordance with the approved plans and under the direct
supervisions of a duly licensed sanitary engineer or master plumber.
The plumbing installations shall conform to the provisions of the National plumbing code and the rules and
regulations of the locality.

PAINTING
All painting works in this project except herein specified shall be done with Boysen paint whose specification
hereby declared and made as part of the specifications with the same force and effect as it is written herein in full.
Before painting is done, all surface shall be clean, smoothed and freed from dust, grease, mortar, rust and other
foreign substance and all parts where paints removed has been used shall be washed off with paint or lacquer thinner.
All paint shall be spread evenly and carefully.
All paint and painting materials shall be delivered to the building site in unbroken packages bearing the marks
“manufactured by Boysen Philippines” under their labels. No adulteration of Boysen paint with other brand shall be
allowed.
