Designed and Developed by C- DAC ACTS Pune,Hereinafter called as the PURCHASER of the other,
‘The expressions VENDOR and PURCHASER shall mean &
include their legal__heirs, representatives, executors,
administrators, successors and assigns.
WHEREAS the schedule property along with the building
situated thereon has been sold by one Mr. Noronha Jevi Rocky *
Marshal of Navoor Village, Bantwal Taluk, in favour of the
‘VENDOR herein as per a registered Sale Deed dated 21.04.2014
and registered as.Document No. 295/2014-15 on the file of Sub-
Registrar, Bantwal followed by the Rectification Deed dated
29.08.2018 and registered as Document No. 2633/2018-19 on
the file of Sub-Registrar Bantwal. Accordingly the VENDOR
became the absolute owner of the schedule property along with
the building situated thereon having in possession of same by
having RTC/Khatha and other revenue records pertaining to the
said property in her name. Except the VENDOR no one else has
got any right, title and interest over the below schedule property.
AND WHEREAS to meet ‘her urgent necessities she is
desirous of disposing of the schedule mentioned property along
with the building situated thereon for a fair consideration.
AND WHEREAS the PURCHASER having come to know of
the intention of the VENDOR became desirous of purchasing the
schedule property along with the building situated thereon and
various terms and conditions of sale have been mutually
discussed and agreed to between the parties.
NOW THEREFORE, this Deed of Sale is executed and
witnesseth as follows:~

paid a sum of Rs.5,000/- (Rupees Five Thousand only) at the
time of the execution of the agreement to the VENDOR
through cash which has been received by the VENDOR and
the VENDOR herein acknowledges the receipt of the same.
. Subsequently the PURCHASER has also paid a sum of Rs.
2,25,000/-(Rupees Two Lakhs Twenty Five Thousand Only)
to the VENDOR in cash on various dates and the VENDOR
herein has also received the.said amount and the VENDOR
hereby acknowledges the receipt of the same.
. The balance sum of Rs. 13,70,000/- (Rupees Thirteen Lakhs
Seventy Thousand only)has been paid by the Karnataka Bank
Limited, Nehru Gunj Branch, Gulbarga(Kalaburagi) on behalf
of the PURCHASER to the VENDOR herein towards Housing
Joan sanctioned to the PURCHASER herein through cheque
No. 030576 dated 08.02.2019. The VENDOR herein
acknowledges the receipt of the same as well in full

schedule property along with the building situated thereon
this day and he shall hereafter hold and enjoy the same
absolutely forever without any let, claim or hindrance by or
on behalf of the VENDOR or her legal heirs, representatives
or assignees.
6. The VENDOR covenants with the PURCHASER that the
schedule property along with the building situated thereon is
not subject to any mortgage, Court Order, Injunctions and
Attachment and that the same is free from all encumbrances
and she has got valid and clear marketable title to the
property and on this assurance and representation of the
VENDOR the PURCHASER has purchased the schedule
mentioned property along with the building situated thereon.
7. On the strength of this deed, the PURCHASER shall be
competent to have the Revenue Khata, Record of rights,
Khata and other property registers with public authorities in
respect of the schedule property transferred in his name and
enjoy the schedule property as his own.

8. The VENDOR has assured the PURCHASER that if any further
deeds or documents are to be executed she will execute
all such deeds or documents at the cost of the PURCHASER
so as to more effectively confirm having conveyed the
schedule property along with the building situated thereon in
favour of the PURCHASER.9. The VENDOR hereby undertakes to indemnify and keep
harmless the PURCHASER against any loss, damages ae BPO
expenses which the PURCHASER may incur, sustain or suffer
in case of defective title of the VENDOR or if the title is
questioned or on account of any subsisting liability upon the
schedule property on account of any claim by others or on
account of breach of the covenants herein contained.
10. Clerical, arithmetical or typographical mistakes if any
occurred in this deed or of any other errors arising in this
deed from any accidental slip or omission shall not affect the
validity of this sale Deed and the PURCHASER is entitled to
get such mistake or errors rectified at the cost of the
PURCHASER with the co-operation of the VENDOR.
11. The Schedule Property is a Non-Agricultural/Residential
Property situated at Navoor Village of Bantwal Taluk and the
total value of the Schedule Property is not exceeding Rs.
16,00,000/- (Rupees Sixteen Lakhs only). The required
stamp duty is paid on the said Amount.
12. The VENDOR has already delivered all the copies of available
documents pertaining to the schedule property to the
PURCHASER.
The below Schedule Property is converted into non-
agricultural/Residential purposes as per the order/ Himbaraha
dated: 23.10.2007 issued by the Tahasildar Bantwal D. K. in
EDS.ALN.CR.874/2007-08. The certified sketch of the schedule
property obtained from the competent authority is annexed to
sale deed.
