TECHNICAL SPECIFICATIONS

DIVISION 00 - GENERAL PROJECT REQUIREMENTS

The proposed two-story residence would be built on a 121 SQM lot as an entire unit in Eastcove
Village Subdivision, Sto. Domingo Cainta, Rizal with a total gross floor area of 192.5 SQM. The
construction of the project will cost the amount of _________. The said proposed two-storey residential
unit was owned by Mr. And Mrs. Romnick and Zaida Malabiga.

DIVISION 01 - GENERAL REQUIREMENTS

I. GENERAL CONDITION
In compliance with the Architects Code of Ethics, the National Building Code, and the Civil Code of
the Philippines, all permanent laws must be applied before, during construction, and upon turnover of
the project.

II. AGREEMENT
The contractor shall verify that he or she will have enough resources available for the duration of the
project to carry out and finish the work in line with the project schedule of "Proposed two-storey
residence unit's".
I. Contract Documents define by this reference:
 Scope of Work (Drawings and specifications)
 Preliminary schedule of values (preliminary estimate of cash flow needs for the owner)
 Form of waivers
 Project schedule
 Contractor rates as of the date agreement
 Form of subcontractor’s express warranties
II. Contractor’s fee shall cover all of the Contractor's expenses that are not covered by the Cost of the
Work.
III. The Cost of the Work shall not exceed the actual expenses that the Contractor faces in performing
the job, excluding any components supplied by the Owner. On the date of the agreement, the
contractor's tools, labor, and supervision shall be billed in compliance with the contractor's current rate
schedules.
IV. Financing agreements required for this agreement by the owner
V. Payment that owner shall make monthly progress payments and a final payment equal to the
Contract Price to the Contractor.

III. PROJECT CONSTRUCTION /( COST)


Management and coordination
 Project coordination and communication procedures will be discussed in detail at the
preconstruction meeting. The
minutes of this meeting shall serve as reference and documentation of proper coordination
and communication channels.
 Coordination of Facilities Services, the owner's various Facilities Services departments'

 All of the Contractor's expenses must be included in the Contractor's fee for the work is
connected to such a grant or grants. If the Contractor's real expenses amount of such
allowance or allowances differs from the amount provided, increases and reductions in the
allowance's price and related Contractor costs must be according to the Construction
Agreement, modified.

IV. PERMIT APPLICATION


Building permits must be obtained in line with the National Building Code of the Philippines in order
to properly construct a "Proposed two-storey residential unit."
The application form for a building permission, electrical permit, or sanitary permit must be completely
filled out, properly sealed, and signed by the authorized architects. A thorough set of plans, proof of
ownership, a photocopy of the property lot's tax declaration, a current tax receipt, a bill of materials and
specifications, a location clearance, a photocopy of each engineer and architect's PTR number and PRC
license, clearance from the DPWH if the project is being done along a national highway, and clearance
from the DOLE are all required as well.

Shall include a requirements for temporary utility, control, facility, and construction aid installation,
maintenance, and disposal during construction.

VI. BONDS
Contractual agreement shall be applied between the three parties. The contractor, surety bond company
and the project owner which was MR. And MRS. Romnick and Zaida Malabiga. All of these ensure
that contractors will complete projects in accordance with the terms of the contract and legal
requirements. They serve as a form of financial security, protecting the public, other contractors, and
project owners.

VII. HOA PERMIT


The authority of local government units (LGUs) to demand that a developer obtain prior approval from
a homeowners' association before issuing a building permit has been upheld by the Supreme Court
(SC). The HOA permit consists of the authorization for construction/ renovation/ fencing/water
connection excavation permit application,and the fundamental documents that regulate the conduct of
the subdivision's and community's operations, including by-laws, rules, and regulations that are
validated by the Eastcove village subdivision's deed of restriction.
VIII. DELIVERY PERMIT / GATEPASS
Delivery shall be planned by the contractor to reduce long-term storage requirements at the project site
and to avoid cluttering working areas. Items delivered to the construction site must be in their
manufacturer's original, undamaged condition, equipped with labels and guidelines for handling,
storing, unpacking, securing, and installing. Maintain the packaging items with intact labels and
undamaged seals until the time of use.

IX. PERSONAL INFORMATION


Personal information shall be provided to understand the client requirements regarding to the services
offered by the contractors. This information manage to developed clearly the operations in terms of
legal and regulatory requirements.
SAFETY REQUIREMENTS
 Safety precautions, such as first-aid supplies and safety personnel, equipment for safety
and ventilation, as specified and displayed on the contractor in charge \
 For the duration of the construction, provide a first aid kit. Each first aid bag should
contain the phone numbers for doctors, hospitals, and ambulance services.
 For the fire protection standard, place portable fire extinguishers 50 feet or less away from
any location in the building of the project area where the work is done.
 Smoking is not permitted in dangerous situations. Provide appropriate cautionary signs
where necessary are dangerous either all the time or occasionally.
 Protect all work-related supplies, tools, and property from damage, theft, and loss. Owner's
property is subject to the contractor's duty to safeguard property.

DIVISION 02 - EXISTING CONDITION ( SITE WORKS)

I. MOBILIZATION (Preliminary entries of man power)


Mobilization shall provide all actions taken and grow at a rate in connection with the transportation of
the Contractor's personnel, tools, and operating supplies to the
site and other general facilities required for the Contractor's operations at the site.

II. TEMPORARY FACILITIES


Obtaining Alternate services
 Establish plans with utility service providers for short-term services.
 Obey the guidelines and directives issued by the government or utility service providers
 Until the Work is essentially finished, bear the cost of utility service, Fuel, electricity,
lighting, heating, and other utility services that are required for the Work's execution,
completion, testing, and deployment.
Water
 Water must be given access as needed for the work to be done and for specified
evaluations of piping, equipment, or other uses as necessary for completeness of the Work.
 Ensure a sufficient supply of potable water seems to be available for use of consumption
by employees of the Contractor.
Electricity and lighting
 the provision of electric power as needed for the work, including testing of work. deliver
electricity for lighting, equipment functioning, or for another purpose of the contractor.
 Electricity services include backup generators or temporary power services shall
maintain plant operating throughout any unplanned shutdowns.
Temporary heat and ventilation
Telephone
 In the contractor's field office or through a mobile device, provide emergency telephone
support for use by employees of the Contractor and others executing work providing
services on the premises.
Sanitary Facilities
 Prohibit the use of restrooms on the job site by construction workers. Such facilities must
be private. Toilets with pits will not be allowed. These facilities will be able to discharge.
Gather and keep sewage and garbage in order to prevent a disturbance or health issue
taken off-site and disposed of legally in compliance with local laws.

III. EARTHWORKS
The earthwork in this section is "rough and finish grading necessary to grades and design for proper
site,lawns, shrubs, and ground cover beds, and other landscape materials. There are standards for
building and site storms in this section as well. Retention of water is required, and it must be contained
on-site in retention areas, ponds, or dry wells. Conceptual grade elevations must be taken into account,
indicated on the site plan schematic, and used for the soil fill material and should adhere to these
requirements:
 GW, GP, GM, SM, SW, and other soil classification groups described in ASTM D 2487
must be followed while creating soil material SP;
 Crushed gravel combinations that have been graded naturally or artificially must be stated
as the sub-base material,sand, stone, or slag;
 Crushed gravel combinations that have been graded naturally or artificially must be
designated as base course material, or according to MAG standard 702, Type B, stone;

 Backfill and fill materials must be described as soil that is devoid of rock, gravel, or clay
that is larger than 4 inches "the waste trash or other harmful substances;
 Top soil must be described as being natural, friable, loamy, producing heavy vegetative
growth, and free of contaminants.

Excavating, backfilling and compacting


 Each and every excavation and shoring project must adhere to OSHA Construction Rules
for Requirements for excavation (29CFR Chapter 1926.650-652 subpart P) and any other
related legislation, rule, or law regulating construction, excavation, and shoring
activities.

A. STAKING AND LAYOUT


The Contractor must give the Engineer written notice at least two working days in advance of in order
to plan out any part of the project, survey services will be needed. The holes required for stakes used
for line and grade must be dug by the contractor.Unless otherwise indicated, the Engineer shall set and
station stakes for curbs, rough grade, headers, sewers, storm drains, and buildings. A matching cut or
fill to on a grade sheet, the final grade (or flow line) will be noted.
 Clearing and grabbing stakes - Typically, stakes are placed at regular intervals to give a
line of distance between the points must not exceed 100 feet.
 Rough Grade takes - After the clearing and grubbing procedures are finished, rough grade
stakes will be placed.
 Slope stakes - Slope stakes are placed at the point of daylight, and reference stakes are
normally placed 10' apart up to the slope stake, cut or fill
 Pavement stakes-Always refer to or set paving stake cuts and fills to the plan's finished
grade. Unless the Survey Party Chief, Contractor, and Inspector agree otherwise, and on
the Grade Sheet Title Page, as shown by their signatures.
 Curb stakes - Usually, cuts and/or fills are applied to the street face's top of the curb. When
a variable top of curb and flow line will both receive curb face cuts and fills.

B. TERMITE PROOFING
All new construction and renovation projects that involve wood structures must use termite control
structure's touch with the earth. A licensed professional must certify the application of Records of
Treatment, including the date, time, and place of treatment (particular area / facility), must be
submitted weather the product being used, and the plan section. Prior to approving any payment for
services shall submitted and approved documents, including warranty

C. SURFACE AND ROAD PAVING


At areas where asphalt concrete paving is being considered for car parking and existing parking spaces
should be patched. The design standard must adhere to the following requirements for new areas and
drives or roads:
 6 aggregate base courses will be used "minimal depth (more as defined on a project
specific basis) MAG Standard 702, Type B, 100% crushed rock, compacted in accordance
with ASTM D1557-78;
 Asphaltic binder course shall 2 "MAG Specifications Section 710-compliant and thick;
The bituminous surface course must be two "MAG Specs Section 710-compliant and
thick.
 4 painted traffic signs will be used "wide.
 There can be no asphaltic concrete curbing or driveway aprons.
 Following the completion of the asphalt laying, a sealer layer must be put. A/E to outline
the period frame and procedures.
 Pedestrian walkways made of asphaltic concrete must adhere to the same MAG and
ASTM specifications sections with a 4" aggregate base course, 1" bituminous binder
course, and 1" surface as mentioned above course.

 Although dead end driveways are strongly discouraged, if site constraints demand this
design strategy, the length of the pull must be at least 20 feet, and its width must be
equivalent to the driveway.

DIVISION 03 - CONCRETE

I. CONCRETE
Every concrete work must adhere to ACI and Section 01 41 00 of the code and
Specifications for Structural Concrete Standard 301 and Standard 318 (Building Code Requirements
for Structural Concrete). Any
Work that wouldn't be suitable must be taken down and replaced at the contractor's expense.

CONCRETE FORMING AND ACCESSORIES


A. The concrete contractor is responsible for providing all formwork, including any necessary
shoring, foundation and bracing.
B. Execution
The contractor is responsible for providing and keeping up-to-date forms and shoring once the
concrete has reached its working conditions and strength.
C. Removal of forms
1. Beams and slabs made of conventional concrete
2. Supporting walls and columns
3. Other not specified
Every concrete shall be vibrated when deposited pump bable concrete shall have 100mm. Use of
plasticizers and other concrete admixtures must be approved by the structural engineer or material
engineer for compatibility and adherence to the most recent ACI-318, up to 150 mm slump, unless the
structural engineer approves otherwise.

II. STRUCTURAL CAST - IN- PLACE CONCRETE FORMING


Every instance of structural cast-in-place concrete forming must adhere to MAG2010 shapes for
Concrete Buildings, Section 505.3 of the standard.

III. CONCRETE ACCESSORIES


All anchors and inserts in outside construction exposed to the elements must be inset or protected in
order to stop corrosion. The concrete covering for inserts and anchors must adhere to the ACI 318
minimum criteria for concrete cover.

IV. CONCRETE REINFORCING


A. Reinforcing bar agreements
When a beam spans a girder, place the beam bars on top of the girder bars. Whenever possible, the
reinforcement bars should be symmetrical about the center line, and the upper layers should be
positioned directly above the lower layers. In general, length of lap splices must be on the requirements
and shall not be allowed on beams at areas where important bending loads occur.
No more than 33% of the bars in any one section may have a yield strength greater than that, and the
center of the lap spliced length must be within the middle third of column clear height. Splices must
develop in tension by at least 25% of the required when welding for reinforcing bars.

B. Reinforcing steel bars


The reinforcing bars are of the intermediate deformed type and must meet grade 33.

C. Reinforced concrete
 Protection of reinforcement in concrete must be negligible.

* All bar laps must have a minimum DIA of 20 bars and be spaced apart if possible. except
where otherwise stated, or 300mm.

V. STRUCTURAL CONCRETE
Each and every piece of structural concrete must adhere to the MAG Uniform Standard for portland
cement concrete, see Public Works Construction (MAG 2010). (PCC). PCC shall be made up of
cementitious ingredients, fine and coarse aggregates, and water, as well as specific chemical
admixtures and additions, if permitted, respect for MAG 2010 Section 725.

VII. PRECAST CONCRETE SPECIALITIES


Specialties of precast concrete that will be subjected to corrosive elements
Sewer lines, manholes, and other settings must be constructed with Class AA PCC that complies with
MAG 2010 Section 725's five to seven percent entrained air limit.
DIVISION 04 - CONCRETE

I. GENERAL
 Any masonry construction built on a site must, at the very least, adhere to the
specifications outlined in this document. generally when the outside temperature is below
40 degrees F.
Masonry work cannot be built without heat, heated materials, or safety measures.
 All pieces must be solid and without cracks or other flaws that could affect the
construction's strength or permanency if the item is not placed properly.
 Mortar: Portland cement, standard-Type 11, low alkali, ASTM C150. Hydrated lime: Type
S of ASTM C 207. Sand that adheres to ASTM C144. Alkali-free or low-alkali cement
(no more than 0.1 percent) shall be used in the formulation of mortar mixes to lessen the
chance of evaporation.
 MATERIALS

II. COMMON MASONRY UNITS


Units: 8 inches by 16 inches by thickness nominal face sizerequired to obtain 8-inch walls and
partitions with actual sizes given.as determined by the Engineer's standards for both strength and
appearance, following all Local and State Codes, and to adhering to ASTM
1. Lightweight, expanded shale, clay, or slate aggregates are measured in units.in accordance with
ASTM C331-80.
2. ASTM C90-70, Grade N-1 Hollow Load-Bearing Units.
3. c. Units must be properly air cured for at least 28 dayublication of the U.L. and must adhere to
all local and state laws.requirements.

III. MORTAR MATERIALS


1. Mortar aggregate should be graded sand in accordance with ASTM C144-81.
2. Fine and coarse aggregate for grout that complies with ASTMC404.
3. Type I Portland cement that complies with ASTM C150.
4. Type S hydrated lime that complies with ASTM C207.
5. Clean water that has no harmful levels of acids, alkali, or organic compounds
material.

IV. REINFORCEMENT ,ANCHORS & TIES


1. CONCRETE BLOCKS MUST HAVE 12MM DIAMETER REINFORCEMENT. Vertical bars
with a maximum 0.40m O.C. spacing and a 12mm dia. EVERY WALL TECH PANEL HAS
HORIZONTAL BARS AT THE TOP AND BOTTOM.
2. The specified grout must be used to fill all CHB joints and bar cells.
3. All vertical bars must be embedded into grade, and all bar gaps must be staggered wherever
possible and not less than 30 mm.

BEAMS WITH A 300MM MINIMUM EMBEDDED LENGTH

 EXECUTION
1. Masonry should not be installed in cold weather unless enough heating is available.
Supplies, shield the area being worked on from cold and ice, and ensure that the mortar will set
up
without becoming icy.
2. When work is not being done, it is imperative to prevent staining of the face material and to
keep the tops of the walls covered with non-staining waterproof coverings.

 INSTALLATION
1. Both the inside and exterior masonry face must be stain-resistant. When no work is being
done, the tops of the walls during construction must be covered with waterproof, non-staining
materials. During the erection of walls, no water may enter.
2. To get the best possible bond with the new work, wipe the visible surface of the set masonry
and lightly damp it. Take out any loose mortar and masonry.
3. Provide secure, suitable scaffolding, centering, and other tools required for the correct
performance of masonry work.
4. The following is the required bond and coursing, with joint reinforcement for the bond as
hereby stated.The mortar between each brick joint must be fully filled.
5. Walls and partitions made of concrete masonry units must be built using the

 CLEANING ANF RESTORATION


As construction grows, the site must be cleared of all wasted mortar, scrapings, broken
masonry units, cement bags, and other debris related to masonry work. After the job is finished,
all scaffolding must be taken down. Before final inspection and acceptance, all masonry work
must be thoroughly cleaned and sealed Without acid wash. The contractor must submit his or her
suggested policies.

DIVISION 05- METAL

 STRUCTURAL METAL FRAMING


1. For the necessary strength, every structural steel must adhere to the relevant ASTM criteria.
2. The American Institute of Architects' specifications must be followed during fabrication and
erection for the specifications of Design, Fabrication, and Erection of Structural Steel
Construction
3. Deliver all loose lintels, as well as any additional extras or associated supplies.
4. All steel, with the exception of that which will be enclosed in concrete or where.There must
be welds formed. Field cleanup following erection.
5. Shop drawings must include specific drawings displaying size, arrangement, and particular
features for approval, connections, hole configurations, accessories, etc.
6. Design loads should be noted on structural drawings.
7. For structural connections, choose tension control bolts that meet ASTM A 325.
8. The University may contract with a private business to carry out field quality control tests

 INSTALLATION
A. Provide a minimum 2 inch bearing on steel support members.
B. Install the deck across at least three spans and weld it with 5/8-inch diameter concrete.
C. Install the deck over at least three spans, then weld it using 5/8-inch-diameter weldments at
six-foot intervals with two welds in each rib in the corner area, inches in each corner and
around the perimeter of the design layout.
D. Provide a minimum level bearing of [4] [6] inches at each masonry support.
E. Utilizing a carborundum blade, make field cuts.
F. Install concrete unless otherwise indicated:

 METAL FABRICATION
Sheet metal fabrication- process of forming flat metal sheets into different steel or aluminum
metal structures. This procedure can cut, punch, fold, and assemble sheet metal into any shape by
using a variety of production techniques.
Fabrication of Steel Ladders - these steel ladders are offered in a variety of shapes and sizes.
They are also utilized in emergency escapes.
MATERIALS:
A. Steel Sections: ASTM A36.
B. B. Sheet Steel: 12 gauge minimum, hot rolled, ASTM A569.
C. C. Steel Tubing: Cold Formed, ASTM A500B and A513.
D. D. Steel Pipe: ASTM A53, type and grade selected by manufacturer as required for design
loading.
E. E. Wall Mounted Handrail Assemblies: Match stair mounted assemblies. F. Threaded End
Hanger Rods: 16 mm (5/8 inch) diameter minimum, ASTM A36. G. Pipe Columns (If
Required): 50 mm (2 inch) nominal minimum.
F. H. Plates, Angles, and Other Accessories: ASTM A36.
G. I. Reinforcing for Concrete Fill: No. 5 bars, grade 40, 356 mm (14 inches) OC maximum.
H. J. Welding Material: AWS D1.1; type required for materials being welded. K. Bolts, Nuts,
Washers, and Other Fasteners: ASTM A307.
I. L. Paint Primer for Steel: Manufacturer's standard.
FINISH :
Before priming, remove all rust, scale, grease, and foreign debris from the surface.

EXAMINATION :
A. Check that field measurements are suitable for the tolerances of the stair assembly.
B. Make sure the supports and anchors are placed properly.
C. Accepting the state of circumstances before installation can begin

PROTECTION:
During welding activities, provide sufficient fire protection.

WASTE REMOVAL :
Waste materials resulting from or produced by the work of this section should be removed
from the area and properly disposed of.

DIVISION 06 - WOOD, PLASTICS AND COMPOSITES

I. All items must be protected from moisture and inclement weather before, during, and after delivery
to the site. Materials must be delivered in insufficient quantities to avoid work delays prior to their
actual use. It must be stacked neatly and at least 150 mm above the ground in a protected area where it
won't disrupt the work in any way.
All dimensions, nailer/metal frame alignment, material specifications, and the full installation of
sanitary/plumbing are in compliance prior to the enclosure of the ceiling and securely attached to the
carrying metal channel/wood runner.
The ceiling board that will be utilized must be in precise line and level with the framing and be free of
any damages.
II. Interior ceiling
All toilets have metal framing with cement board that is 4 mm thick, Hardilite, or equivalent.

III. Exterior Ceiling/Eaves:


Hardieflex cement board or an equivalent product on metal framing.

IV. Wood Preservatives


Use a chemical process that is clear SOLIGNUM or an equivalent.

V. Finish Carpentry
Interior trims must be made of local stock wood that is maple select's color, grain, and quality
equivalent.

DIVISION 07 - THERMAL AND MOISTURE PROTECTION

Waterproofing:

6 mL of polyethylene placed above the gravel bed but below the rebars forms the sub-floor vapor
barrier. Ensure that there are spaces between the rebars and the polyethylene sheets.

Toilets: Cemvathene 3, pre-formed single 1.5 mm thick elastic self-sealing bituminous membrane
bonded to 0.15 mm thick polyethylene sheet.

Roof: Guage #24 pre-painted roofing sheets are required. When fixing, it must be in great condition
and free of any sort of zinc coating.

DIVISION 08 - DOORS AND WINDOWS

I. SCOPE OF WORK
The best commercial standard must be followed by all materials. Doors must be treated
with a wood preservative, treated for insects, and kiln dried.

DIVISION 09 - FINISHES

I.SCOPE OF WORK

For the location, see the architectural plans. Verify any other finishes not mentioned or excluded in
this document. A sample of each material must be provided to the procuring entity for review and
approval with regard to color and level of workmanship.

1.1 CEILING FINISH

1.Living/dining: painted aluminum framing with cement board that is 2.5 mm thick.

2. Bedroom: Metal framing and 2.5 mm thick fiber cement board

3. Toilet: painted aluminum frame with cement board 2.5 mm thick.

1.2 FLOOR FINISH

1. Vinyl tiles: 2 mm thick, 250 mm × 250 mm homogenous vinyl tiles are supplied and installed.

2. Color: 64 Odessa. Samples from the contractor must be approved by the procuring entity. Vinyl tiles
must be well cleaned, free of any cement, dirt, or other materials, and then given two coats of water
emulsion wax, with each layer being polished to provide a well-polished sheen.

3. Toilet: Satin Finish Homogeneous 300 × 300 mm Tiles

1.3 WALL FINISH

1. Exterior wall : Plain cement plaster finish

3. Interior Wall: Semi-gloss latex painted plain smooth cement finish on 6 mm fiber cement boards
with acoustic wool insulation.

1.4 PAINTING
All painting supplies must be brought to the project location intact in their original tins or drums,
mixed exactly as directed by the manufacturer, and applied with the engineer's approval. Applying
latex and enamel paints requires the use of a brush.The Environmental Protection Agency (EPA) must
certify and authorize all painting supplies.For information on the brand and painting supplies to be
used, see the Detailed Unit Price Analysis (DUPA) and Bill of Materials.

1.5 GROUT

Tiles must be damp and joints must be completely grouted with plastic mix of pure cement using
a trowel, brush, or finger. Before grouting the joints, the tiles must have been in place for at least 24
hours. All extra grout must be removed from the tile after grouting with damp sponges and cloths.

DIVISION 10 - SPECIALITIES

I.TOILET AND BATH ACCESSORIES:

Accessories are shown on the drawings and in the processes described above. All toilet accessories
that are stated or indicated on the plans must be provided and installed by the contractor.

1.1 Delivery, storage, and handling of the product: Delivery of the supplies must be planned to
allow for immediate installation. Both during transit and on the construction site, products must
be secured and kept covered. Be careful when handling products to avoid damage.

1.2 Model: Eco-Cassandra water closet with matching seat cover; Sabina wall-hung toilet;
Victoria bidet; Sabina soap holder; Acrylic Cassandra bathtub; Sannix or American Standard
faucet; Sannix or American Standard shower head and valve.

DIVISION 11- EQUIPMENT

This group includes all household appliances, including those used in the kitchen, laundry, and air
handling and exhaust systems. Residential kitchen appliances include microwaves, refrigerators, ovens,
toaster ovens, and dishwashers.

1. RESIDENTIAL KITCHEN APPLIANCES


A. OVEN, MICROWAVES, STOVES AND DISHWASHERS
 The sink must be installed next to or across from the refrigerator and kitchen area.
 The maximum distance between the dishwasher and sink is 36 inches. To provide the door
plenty of freedom to open easily without bumping into handles or other items, the
dishwasher should have at least 21 inches between it and the closest base cabinets or other
obstructions.
 Residential appliances must be installed at a countertop with a height of 80 cm in a room
with adequate ventilation.

II. RESIDENTIAL LAUNDRY APPLIANCES


A. WASHING MACHINES, DRYERS, AND SINKS
 Typically, washers and dryers need a horizontal distance of 60 inches, or five feet, to be
positioned side by side.
 For pre-washing preparations like stain removal treatments, the area must have 18 to 36
inches of unobstructed counter space on one side for your washer.
 Floor drains that lead directly to the water waste must be provided in the laundry area.
Access from the inside must be possible.

DIVISION 12- FURNISHINGS

1. GENERAL CONDITIONS
Provide the tools, materials, and manpower necessary to construct any free-standing, moveable
furnishings, such as chairs, desks, cabinets, sofas, and other pieces of furniture.
A. Framing - Cut square on bearings, firmly fitted, precisely leveled, and securely fastened in position
B. Trim- Free from tool marks that will show through the finish, conform to the design, and follow the
details.

C. Joints- should be fitted tightly to hide shrinking.


D. Varnishing - It should be completed with the best available tradesmanship.

DIVISION 13- SPECIAL CONSTRUCTION

As the name indicates, special construction is distinctive and necessitates evaluation due to its degree
of uniqueness, as well as the particular requirements and properties of the materials used. Inspection of
special constructions frequently consists of a composite of the special construction's components. In
other instances, it is important to carefully follow the manufacturer's or designer's instructions. A

DIVISION 14- CONVEYING SYSTEM

1. GENERAL CONDITIONS
Drawings and general contract provisions, Standard General of Division 1 Specification, as well as
Supplementary General Conditions and the Related Sections listed below, and other related
Specification Sections is apply to this Section.

A. TROLLEY HOISTS
 Provide hand-operated, army-style trolley hoists. A trolley with gears and a hoist that
provide chains and hooks to units of both ends of the rail having cushioned stop fittings
for the conclusion of transit.
B. BRIDGE CRANE END TRUCKS
 Give manual and modular versions of the underhung girder bridge crane and motorized
end trucks and connections (push-pull). Prepare units with both ends of the runway beams
have cushioned stop fittings at the end of transport
C. SCAFFOLDINGS AND PLATFORMS
 Each platform must be fully decked and planked, with no more than an inch separating the
platform from the uprights. The area cannot be larger than 9 when side brackets are
inches.
There is a bigger gap between the platform and the upright in constructions that are irregularly
formed.
 Each end of platform 10 feet or less in length shall not extend over its support more than
12 inches, and when more than 10 inches it shall not extend over its support of more than
18 inches
 Every scaffold must be well-built, made of sturdy materials, and strong enough to serve
the intended purpose.

 All scaffold components and materials must be kept in good condition and kept apart from
other materials that are inappropriate for scaffolds while not in use or intended for reuse.
 All manufactured scaffolds and their attachments must comply to the design and
standards of the manufacturer. For manufactured scaffolds higher than 6 meters, a
structural engineer's design must be approved by the authority.

DIVISION 15- MECHANICAL

1. PLUMBING WORKS
 The Philippine Plumbing Code, the National Building Code, and the laws and regulations
of the city or municipality where the project will be developed must all be followed while
carrying out any plumbing work that is covered in this document.
 Coordinate the drawing with other important drawings and specifications; any differences
must be reported right once to the engineer.
 All pipes must be installed according to the designs, and any changes needed for other
trades to be completed correctly must have the architect's or engineer's prior clearance.
 For details about where to find an area drain, catch basin, floor drain, and clean out, see
architectural plans.
 The manufacturer's recommendations must be followed regarding the size of the water
supply pipes to fixtures.
 Unless otherwise stated, the contractor must check all on-site utilities and coordinate the
work with the line service connecting point.
 All pipe diameters and measurements are given in millimeters unless otherwise specified.
 Unless the structural engineer specifically approves differently, no hangers may be
anchored at purlins.

II. MECHANICAL WORKS


 All equipment must be installed roughly where it is indicated on the drawings. All
equipment must be placed on a solid, 150mm-deep reinforced concrete foundation and if
applicable, higher than the floor line
 All works must be installed neatly and efficiently, and any work or finish that is
incorrectly installed as decided by the architect must be removed and replaced at an
additional expense.
 Plan revisions and changes must be reported to the architect for assessment and approval.
 The contractor is responsible for securing and paying for any required government
permits.
 Unless otherwise stated, all measurements are made in millimeters.
 All mechanical work must adhere to the most recent ASVE and ASHRAE standards for
mechanical engineers. The mechanical contractor must constantly maintain order and
safety
DIVISION 16- ELECTRICAL

I. SCOPE OF WORKS
The work provided by this section of the specification entails providing all labor, tools, materials,
and supplies as well as carrying out all operations required for the installation of a full interior wiring
system. The electrical installation shall be carried out in accordance with the approved plans under
the direct supervision and control of a Professional Electrical Engineer or Registered Electrical
Engineer. The installation shall be complying with the the applicable rules of the latest edition of the
Philippine National Electrical Code wherever otherwise noted on the drawings.

II. WIRING
Installation of the outlet shall take place in the area depicted in the drawing. In order for their work
to be compatible with the other tasks required by these specifications, the contractors must study the
building plans in relation to the areas surrounding each outlet. The electrical wiring must be installed
using PVC electrical conduit, fittings, and accessories that adhere to the ISO dimensions.

III. WALL SWITCHES ANF RECEPTACLES


Electrical fittings, conduit, and accessories made of PVC that meet ISO dimensions must be used to
install the electrical wiring. The tumbler switches must be 1.20 m apart from the finish floor line,
while the convenience outlet must be 0.30 m away. The standard brand or its approved counterparts
must be used for all electrical switches, fixtures, and wiring.

IV. TESTS
A test shall be conducted in the presence of the Architect-in- Charge after the installation of all
electrical system reported inwiring by the contractor to be studied for acceptance to estimate whether
it is In accordance with the requirements of this specifications or fail to do the contract.

V. LIGHTING FIXTURES
The owner shall borne for out all lighting fixtures, requirements to P.D. Fire code of the Philippines ,
Section 1185.
