:ferred to as the LESSEE.

WITNESSETH; That

a-IEREAS, the LESSOR is the owner of THE LEASEDPREMISE,a Bare Studio Unit situated at Circulo Verde, Avila
outh Tower Unit 30G.

IHEREAS,
theLESSORagrees to lease-out the Studio unit to the LESSEEand the LESSEEis willingto lease the
ame;
OW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases unto the LESSEE and the
ESSEE hereby accepts from the LESSORthe LEASEDpremises, subject to the following:

TERMS AND CONDITIONS

PURPOSES: That premises hereby leased shall be used exclusivelyby the LESSEEfor residential purposes only
nd shall not be diverted to other uses. It is hereby expressly agreed that if at any time the premises are used for other
urposes, the LESSORshall have the right to rescind this contract without prejudice to its other rights under the law.
. TERM: This term of lease is for TWO(2) YEARS,from May 1, 2023 inclusive. Upon its expiration, this lease may be
2newed under such terms and conditions as my be mutually agreed upon by both parties, written notice of intention
) renew the lease shall be served to the LESSORnot later than seven (7)days prior to the expiry date of the period
erein agreed upon.
RENTAL RATE: The monthly rental rate for the leased premises shall be in PESOS: ELEVEN THOUSAND FIVE
[UNDRED(P 11,500.00 ) Philippine Currency, excluding of Associationdues. All rental payments shall be payable
) the LESSORevery of the month starting , monthly thereafter, covered by Post dated
'.heckspayable to KHLARENM.AGONICILLO. Two(2)months Deposit and One (1)month Advance rental, prior
o occupancy, are required by the LESSOR.

-he said deposit shall serve as a guarantee of the LESSEE'S faithful compliance with the terms and conditions of the lease. It sha
rther serve for the following:
a) It shall be applied at the termination of the contract in case where there will be liquidated damages in favor of the LESSOR
b) It shall serve as security deposit to answer for unpaid bills for electricity, water and other charges and damages on the lease
premises in favor of the LESSOR; In case the deposit is not sufficient to liquidate such charges on bills the LESSEE shall be liabl
for the deficiency. The security deposit is not applicable to cover rental while the LESSEE is in actual occupancy of the lease
premises and for as long as this Contract of Lease has not expired or has not been terminated.

FAILURE TO PAY ON TIME - In case of failure to pay the agreed rental and other charges, the LESSOR shall have the right to serv
ne LESSEE a Notice to Vacate the leased premises, giving the LESSEE seven (7) days period, shall then give the LESSOR the right t

WATER, ELECTRICITY AND OTHER UTILITIES - The LESSEE will pay for the consumption of water, electrical current, and other utilit
2rvices in the leased premises or other services that may be installed in the premises, like telephone, cable TV etc.

. SANITATION AND SAFETY - The LESSEE shall maintain the leased premises in clean and sanitary condition. Leased premises shoul
ave a garbage can and dis properlyeach day in accordancewith the Municipalityof Quezon Cit'/s garbage dispos;
rdinances.
ALTERATIONS, INSTALLATIONS, ADDITIONS, & IMPROVEMENTS - The LESSEE shall not make any alterations, installations, addition
nprovements on the leased premises without the consent of the LESSOR. It is hereby expressly agreed that if the LESSEE shou l
esire to have any alterations, installations, additions, or improvements, the same shall be done by the LESSEE under the approv;
f the LESSOR.

•FIRE AND OTHER CALAMITIES - In case of damage of the leased premises by fire, earthquake, war or any other natural unforese e
ause, the LESSEE will give immediate notice thereof to the LESSOR. Furthermore, in the event that the leased premises is subjecte
) fire and other calamities that are fortuitous in nature or beyond the control of the Lessor and Lessee, the Lessor shall not be liab l
nd shall have the right to immediately terminate this contract of lease after 30 days notice to the Lessee. If otherwise, damaged
aused by negligence the Lessee or its agents, clerks or servant, said damages will be paid by the LESSEE.

SUB-LEASE: The LESSEE shall not directly or indirectly sublet, allow or permit the leased premises to be occupied
whole or in part by any person, form or corporation, neither shall the LESSEEassign its rights hereunder to any
ther person or entity and no right of interest thereto or therein shall be conferred on or vested in anyone by the
ESSEE without the LESSOR'Swritten approval.

o. FORCE MAJEURE: If whole or any part of the leased premises shall be destroyed or damaged by fire,
ood,lightning, typhoon, earthquake, storm, riot or any other unforeseen disabling cause of acts of God, as to render
le leased premises during the term substantially unfit for use and occupationof the LESSEE,then this lease contract
lay be terminated without compensation by the LESSORor by the LESSEEby notice in writing to the other.

This CONTRACTOF LEASEshall be valid and binding between the parties, their successors-in-interest and assigns.
