As the remaining tenant, I understand and agree that:

1. The vacating tenant is hereby indemnified of all responsibilities of rent and condition of the
property from their vacate date onwards. We agree to address any cleaning or repair issues
between ourselves prior to this date.

2. All terms & conditions of the lease remain the same.

3. The original Entry Condition Report in its entirety remains current.

4. All commitments to the payment of rent on time every time now remain with me.

5. Should I wish to arrange a sublet of any room within the property,


I will follow the correct procedure;

(a). Ensure any applicant contacts our office to obtain an application form

(b). Completes the application form in full & returns it to our office and awaits formal approval of
the application prior to residing in the property

(c). I will remain the sole contact for the tenancy.

6. Should any sub-letters wish to be added to the lease, it will only be done at the expiry of the
current fixed term, or an administration fee (currently $80.00 subject to change) will be
applicable.
7. Current and vacating tenants are responsible to arrange the transfer of names on the bond
and Biggin & Scott Seaford will not enter into any discussions or negotiations regarding the bond
funds held (the form is attached with clear instructions on the back).
