A4, Konark Apts, Kallkaji Extension, Delhi-110019, (Hereinafter called the VENDOR)
which expression shall also mean and include all her heirs, successors, survivors,
administrators, executors, legal representatives and assigns of the ONE PART:

AND WHEREAS the VENDOR due to some family needs and
commitments have
.decided to sell the above said PROPERTY and the VENDEE herein agreed to
purchase the _ame.
THEREFORE IT IS HEREBY AGREED DECLARED COVENANTED AND
RECORDED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS:
1. That the VENDOR has agreed to sell above said PROPERTY and the VENDEE
has agreed to purchase the same for a sum of Rs.2,10,00,000/- (Rupees TwoCrore
Ten Lakh only) which is paid by the VENDEE to the VENDOR as under;
22,89,443/ TDS BSR Code No. 6390009 Challan No. 13046 Date 12.06.2023 with
ICICIBank.
2 That the VENDOR being of sound mind by free WILL without any pressure
do herein grants,conveys and transfer all her rights, titles and interests in the
above said residential Apartment No.61, (Previously numbered as Aster
1A/603), located on 6th Floor of Block No.2, along with two Car Parking
Space Nos. 61/2/A & 61/2/B in Basement B-1, in the multi storied Group
Housing Building known as "CRIMSON PARK SOUTH" in Aster, situated
in "VATIKACITY", having super area of 203,48 Sq. Mirs., (2190.24 Sq. Ft.),
constructed on a plot of land together with impartiable and undivided pro
rata share of land situated in Sector-49, Gurugram, in and around village
Badshahpur Sub-Tehsil Badshahpur Distt. Gurugram, unto the VENDEE.

3. That the said PROPERTY transferred herein is free hold and free from all
encumbrances, claims, demands, liens, mortgages, decrees, litigations, prior
sales, agreement to sell, gift,court attachments, etc.
4. That the actual physical vacant possession of the said PROPERTY hereby
conveyed has been delivered to the VENDEE at the spot he has become the
absolute owner and in possession of the same and shall enjoy all the rights,
privileges, passages, appurtenances and possession etc. and absolute
ownership in the said PROPERTY Without any hindrance, claims, demands
bythe VENDOR or VENDORS heirs etc.
5. That all the expenses for the Registration, Stamping, Engrossing and other
incidental charges for this SALE DEED has been borne and paid by the
VENDEE.
-6. That the taxes, cesses, dues or demands in respect of this PROPERTY has
been paid and cleared by the VENDOR p to the date of execution of this
SALE DEED absolutely and thereafter it shall be the responsibility of the
VENDEE for future taxes etc.
7. That all the previous documents concerning this PROPERTY has been handed
over by the VENDOR to the VENDEE in original at the time of execution of
this sale deed.
8. That the VENDOR and the VENDEE hereby convent that any taxes or
charges including by the Government of Haryana or any other local
authority, payable or due in respect of the above property shall be paid by the
VENDOR up to date of execution of the sale deed and thereafter it shall be
the responsibility of the VENDEE to pay all such charges.
9 That the provisions of the act the Haryana Apartment Ownership Act, 1983
etc.
and other statutory laws/rules /bye-laws/notifications/standing orders
deed of
whatsoever applicable, will be observed and complied with. The
pursuance of the aforesaid
apartment shall be executed by the VENDEE in
act/rules.

10. That the amount of sale consideration includes
M/s Vatika Ltd. Now the VENDEE
security, which the VENDOR has paid to
endorsed in his favour.

c) That the contents of these presents are true and Correct,
are found to be

incorrect due to any defect in the title of the VENDOR of VENDOR'S

to sellthe PROPERTY hereby conveyed or any part thereof and the
suffers arny loss then the VENDOR shall be liable to make good the loss thus
suffered by the VENDEE and keep the VENDEE saved, harmless and
ndemnified through VENDOR'S property movable and immovable against
elt losses, costs, damages and expensesoccurring thereby to the VENDEE.
d) Ihat the VENDEE shall abide by al the terms and condition laid by M/s
Vatika Ltd, at the time of allotment or execution of sale deed.
