The Uniform Standards of Professional Realty Consulting Practices is a set of guidelines and provisions
that govern the professional conduct and practices of realty consultants. These standards are designed
to ensure ethical behavior, maintain professional competence, and protect the interests of clients and
the public. Here is a summary of the key provisions included in the USPRCP:

Ethical Conduct: It emphasizes the importance of ethical behavior in realty consulting. Consultants are
expected to act with integrity, honesty, and fairness in all their professional dealings. They should avoid
conflicts of interest and disclose any potential conflicts to their clients.

Competence and Professionalism: Consultants are required to maintain a high level of competence in
their field. They should stay updated with industry trends, laws, and regulations. Consultants should also
provide services in a professional manner, adhering to the highest standards of quality and accuracy.

Departure provision: Classified as specific requirements rather than binding requirements. The burden of
proof is on the consultants to decide before accepting an assignment and invoking this Rule that the
scope of work applied will result in opinions or conclusions that are credible. The burden of disclosure is
also on the consultants to report any departures from specific requirements.

Jurisdiction provision: It intended as a “saving clause” which preserves the balance of USPRCP if a
specific law or regulation precludes compliance with a part or parts of USPRCP. In a consulting
assignment, if a law precludes you from complying with one part of USPRCP, you would employ a
jurisdictional exception. However, you cannot simply disregard the rest of USPRCP. You must comply with
the parts of USPRCP that are still in effect.

Suplemental standard: These Uniform Standards provide the common basis for all consulting practice.
Supplemental consulting standards prepared for specific purposes or property types may be issued by
public regulatory agencies and certain client groups.

There are 8 standards to real consulting practice and this divided into 4 classes general standards,
technical standards, reporting standards and fee structure standards.

These provisions in the USPRCP aim to promote professionalism, integrity, and accountability in the
realty consulting profession. By adhering to these standards, consultants can provide high-quality
services and build trust with their clients.
