A. PROJECT TITLE “Proposed 2‐Storey Residence”

B. STATEMENT OF THE PROBLEM


Mr. Hareld A. Bermudez (The owner) has decided that his Four Hundred square
meters (400 sq.m.) property in the better placed of San Jose Del Monte, a mountainous
municipality in Bulacan, to developed a 2‐Storey residential (The Project), for his family.

The development concept involves the construction intended to be secure, child/ elderly/
disabled‐friendly and shall be generally pedestrian‐oriented in order to secure his disabled
Wife and small children.

C. Design Objectives
‐ To Design a 2‐Storey residential building that will meet Mr. Fernando P. Capati’s
requirements and needs.
‐ To provide a pedestrian oriented and disabled friendly Design
‐ To Plan and design the said project that will meet also the standards and restrictions based on
the 1977 National Building Code of the Philippines (NBCP) and its 2004 IRR

‐ Design Considerations Like architectural character and form, function and efficiency of the
spaces, the use of natural features like Natural ventilation and lighting.

D. PROJECT SITE FEATURES


The Four Hundred Square meters (400.0 sq.m.) Total Lot Area is a rectangular lot.
The frontage of the lot has sixteen meters (16.0m) in length and with Ten meters (10.0m)
street i.e. The Road Right of Way or RROW with a two point four meters (2.4m) sidewalk at
both sides. The frontage of the lot is faces South (S). The Sidewalk level which adjoining the
lot is at plus 3 meters (+3.00m) and the level lot line edge located at the north is four point
five meters (+4.50m).

The north side of the lot is a vacant lot while the East side of the lot is a 2 storey Residence and
in the West side is a Daycare center. Across the Ten meters (10.0m) is a restaurant with a Live
band performance during the night.
