In the real estate business, there are several ways we generate leads. I will briefly go over each of the types of leads that the applicant
will have to call. We have expired/terminated listings, for sale by owner (FSBO) listings, Geo lead and investor leads.
Expired listings are homes that were on the market but for some reason didn't sell. The most probable reason is that the price was above
what market was willing to offer. These are great leads because they had had a chance to test the market to get what they idealized but
now need to face the difficult fact that market(buyers) did not agree with them on the value of their home. We focus first on old expired
listings. Homes that were pulled off the market months ago and haven't been listed again. These are homes that the sellers decided to
hold off and reconsider things. Things like their motivation to sell, the price they are willing to accept, whether or not the agent did
everything possible to sell the home, etc. Getting these appointments provide the highest level of immediate success. In success I mean
an immediate listing that converts to a sell.
FSBOs are homes that are currently on the market for sale but are not represented by a licensed real estate agent. These are people who
would rather try to sell their home themselves so that they can save on paying real estate commissions. A large percentage of these
leads end up listing with an agent at a discounted commission. (Standard commission is 6%) Getting appointments for me to "see" these
homes are relatively easy because most sellers will be willing to pay a buyer's agent commission. However, I need to attempt to have
that seller list his home for sale with us which generally take some time after the first meeting with continuous contact with the seller.
Last lead source that we focus on is called GEO leads. These leads are owners that haven't listed their homes. The goal in every lead
source is to set up an appointment to meet with as many people as possible. The secondary goal, if they aren't interested in meeting
right away, is to get their email addresses and permission for me to stay in contact with them. In GEO leads you will have a smaller
percentage of people ready to meet right away so the gauge for success in these calls is to get an email address.

At minute 8:00 I think he misses an opportunity to capture an email so he can follow up monthly until the guy is ready to sell again.
At 15:30 is when we back off and ask if we can keep in touch and ask for an email address. Relationships over transactions is what we
want.
