THE PROPERTY

A fee simple estate in freehold to issue comprising a Unit and car park being part of the Ormiston
Workshops building to be erected at 62 Ormiston Road, East Tamaki, Auckland and presently
comprising 4,276m2 on Lot 11, DP 201228 being the land in Record of Title NA129D/918.

DEPOSIT

10% of the purchase price is payable to the Stakeholder on satisfaction of the Purchaser’s Condition as noted
in page 3.

The deposit shall be paid to the Stakeholder to be held in an interest-bearing trust account with a
registered bank on the terms set out in the Further Terms of Sale immediately upon satisfaction of the
Purchaser’s condition.

The deposit shall be paid to the Purchaser’s solicitor in the first instance and then paid to the trust
account of Burton Partners as stakeholders using the following account details:

2. The Purchaser acknowledges that the provisions of clause 9.1 and 9.2 of this Agreement have been drawn to its
attention and that it understands the meaning of those clauses.
3. The Purchaser acknowledges receipt of the Pre-Contract Disclosure.
4. Where the Purchaser is a company, a trust or other incorporated entity the performance of the Purchaser is
guaranteed by the signatory for the Purchaser and by the Guarantor (see Clause 10.9).
