AGREEMENT OF TENANCY
THIS AGREEMENT OF TENANCY is entered into this 5th day of the March 2015, by and between
STANDFORD & KING SOLOMON Of LOT 45 Main Street, Georgetown Guyana,( hereinafter called
the (‘’LANDLORD”) of the one part and ………………………………………………..of Lot 45 Main Street, south
Cummingsburg, Georgetown ( hereinafter referred to as the ‘’Tenant’’) shall where the context so
admits include their heir, executors, administrators and assigns.

Whereas the Landlord is the owner of the building situated at lot 45 Main Street, South
Cummingsburg, Georgetown, Guyana.

I. Lease and Lease Terms


1) Landlord lets to the tenant and tenant herby agree to take rental from the landlord of room
#........... on the third floor.

2) The term of the lease shall be six months (6 months) commencing from the 15 of December
2015, ending on the 15 of May 2016.

3) The Landlord reserves the right to renew or cancel this lease at the end of the initial lease
terms period.

II. Lease Rental Rate


1) The rental shall be $600 US Dollars which is equivalent to $120,000.Gy Dollars per month.

2) The tenant must deposit in advance with the Landlord, first month and security deposit rent,
before occupying the premises. The first months rent will be held as a security deposit and
will be returned without the interest on the expiry or termination of the lease, subject to the
tenant’s fulfilling the terms in this agreement of tenancy.

3) Rent is payable in advance between the 26th to the 7th day of each succeeding month.
III. Tenant’s Rights and Responsibilities

The tenant hereby covenant with the landlord as follows:-

1) To promptly pay rent on the day and in the manner aforesaid.

2) Not to make any structural alteration to the premises allocated without the prior
permission in writing of the Landlord to whom the tenant shall submit a plan showing the
proposed alteration; and Landlord reserve the right to the approve or reject to the same.

3) Not to use the premises allocated or any part thereof otherwise than for the purpose of
living quarters.

4) To obtain utility services for space and to pay all charges associated thereof.

5) To permit the landlord and his duly authorized agents upon giving three days’ notice in
writing to enter and inspect the space allocated and examine the condition thereof.

6) To occupy and use the space allocated in good tenant like manner and keep the interior
and common area in front of the premises tidy, clean and sanitary at all times.

7) Not to do anything which can be offensive or a nuisance to the Landlord’s adjoining


tenants, i.e., blocking of common areas such as customer main corridor, fire exists and
stairways.

8) On the termination of this tenancy to give up quietly and peacefully possession of space
allocated.

9) To give Landlord thirty (30) days written notice of intention to renew the lease prior to the
expiration thereof. The same notice is required should the tenant desire to terminate this
contract before the expiration date

IV. Landlord’s Right and Responsibilities

The Landlord hereby covenants with the tenants as follows:-

1) That the tenant paying the rent hereby reserved performing and operating the
covenants on their part herein contained shall peacefully hold and enjoy the premises
during the term hereby stated without any interruption by the Landlord or any person
rightfully claiming from, under or in trust of him.

2) In the events of a power failure the Landlord will provide standby electricity through
a generator for lights only. The Landlord is not responsible for damage to any
equipment during this period.

VI. Notice

All notice under this Agreement other than Legal Service of process shall be delivered to the
persons at the address set forth below.
