1-6. BUILDING PARTS TERMINOLOGY
Balcony: A Projecting slab outside the building on any floor (above
Gd. floor) covered from sides by handrails or small height walls. It is
ysable as a sitting place or sleeping out. Balcony may be a covered
(canopied balcony) or uncovered.
The difference between balcony and terrace is that below balcony,
there is no walls or rooms or enclosures; simply the floor slab is projected
outside the external wall of building but in terrace, there is a construction
below.
Barsati : Habitable room/rooms on the roof of building with or
without toilet/kitchen.
Basement or Cellar : The lower storey of a building below or partly
below ground level.
Canopy : A cantilevered projection from the face of a wall over an
entrance to the building at the lintel level.
Corridor: It is a narrow pathway inside a building or house to be
used for entering other rooms, kitchen, toilet, etc.
Courtyard : An area open to the sky within the boundary of a plot,
which is enclosed or partially enclosed by building, boundary walls or
railing and provides light and vantilation to one or more habitable rooms.
Itmay be at ground floor level or any other level within or adjacent to a
building.
Chajja or Sunshade : Overhang (sloping or horizontal) above the
windows, doors etc. cast alongwith lintels to provide protection from sun:
and rain.
Garage : A portion of a building at ground floor or outhouse used
for parking/storage of a wheeled vehicle.
Ledge or Tand : A shelf like projection along a wall supported in
any manner whatsoever except by means of vertical supports within a
foom itself but not having projection wider than 0.9 m and at a minimum
Clear height of 2.2 m from the floor level.
Loft : An intermediate slab constructed between two floors for

Porch: A covered area supported on pillars or otherwise at the
entrance of a building for the purpose of pedestrians and vehicular
approach to a building,
Roof: Topmost floor of the building
Setback : Distance trom plot boundary to building line where nothing
should be constructed as per byelaws. There are front, side and real
setbacks in the buildings.
Storey : Portion of a building between two floor levels.
Terrace: Is an open space in front of a room/rooms on a tloor (from)

4-7. BUILDING AREA TERMINOLOGY
(i) Plinth Area : Built up or covered area on ground floor of the

(iv) 1/2 the area of chabutra enclosed on sides.
(2) Circulatory Area: Areas used for the movement of persons,
ie, passages, corridors, staircases, porch, lift shaft, etc. Circulatory
area in the buildings may be upto 25% of the plinth area.
@ Carpet area: It indicates the floor area of the usable rooms at
any tloor level and is equal to floor area-Circulatory area-Tollets (baths,
water closets) -air-conditoning room — kitchen, pantry, store, etc. It doesn't
include wall areas also.
Carpet area may be 50% to 75% of the total floor area.
(4) Floor Area : It is covered or built up area at any floor. However
Usable or net floor area = Total covered area at any floor ~ area of walls.
‘Area occupied by walls in a load bearing building may be about 15-20%
ofthe total floor area,
(5) Ground Coverage = Plot area - area of landscapes, roads
ins, parkings, paved areas and other open and undeveloped area. It
'S approximately equal to covered area at ground floor ofall the buildings.
(6) Open Area: Plot area ~ Ground coverage.
(7) Living Area: The term Living Area is generally employed for
deducting licence fee in case of Government accommodation, It is
