INTRODUCTION OF NEW PROPERTY MANAGEMENT/REPORT OF THE PROPERTY


MANAGEMENT MEETING HELD ON THE 16TH OF JULY 2023

We are Solicitors to Mrs. Dorcas Shaibu (Our Client), the Landlord of the 1 room apartment
which you currently occupy at Behind No.16 Zone E Angwa Hausawa Kurudu, Abuja, F.C.T. and we
write as per her instructions.

As you are already aware, the property has been ceded to us vide a property management
agreement entered between D.I. AIYEDUN & CO. and the landlord dated 2 nd June 2023. In this
regard, a meeting was convened between the Landlord, the new property management, and all
tenants on Sunday, the 2nd of July, 2023, with a further meeting held on the 16 th of July 2023.

Following fruitful discussions at the said meetings with representatives of each household
representing each tenant, the following was therefore resolved:
i. That the property shall be fully managed by D.I. AIYEDUN & CO.
ii. That all matters concerning the property may now be referred to the new property
managers who shall in turn contact the Landlord where necessary.
iii. That payment of rent and other incidental charges further referred to as service charges
shall now be directed to the Landlord through the Property Management.
iv. On the issue of the astronomical electricity bill, we shall make efforts to purchase at least 2
prepaid meters to ameliorate the astronomical billing.
v. That we shall bring in a mechanism of managing the usage of appliances by each tenant to
ensure a seamless use of the prepaid meter.
vi. That the issue of fence will be looked in in the long term being coming years from now.
vii. That the issue of the toilet shall be looked into with the Landlord and thereafter the
Property Managers shall revert to the tenants.
viii. That a complaint form/link shall be sent to all tenants to have their complaints registered
with the Property managers. However, each complaint shall be treated under two categories
complaints that are regarded as normal wear and tear and complaints directly caused by the
actions of the Landlord.

Further to the above, we wish to communicate the following:
1. That any unpaid rent be paid in full within 7 days from the receipt of this letter. However,
failure to make such payment, the window of payment shall be foreclosed and we shall
proceed to institute recovery proceedings against such tenant to recover arrears and
recover possession of the demised premises.
2. That part payment of rent after the expiration of Tenancy shall henceforth not be accepted.
3. That anyone who proceeds to make part payment shall have the money sent back to the
account/source from which the money was paid.
4. That payment of rent shall not be accepted in cash but vide transfer to our designated bank
account for proper record keeping.
5. That upon paying due and complete payment of rent, a tenancy agreement shall be issue
which shall cover for any receipt and shall determine the term of the tenancy.
6. Tenants who wish to make payments of arrears can commence payments into the following
account:
