(j) To take all precautions to protect the interior of the said premises against damage

by storm or typhoon or the like threats.

(k) To forthwith repair and amend any defects of the said premises which are the
responsibility of the Licensee hereunder and of which notice shall be given to the
Licensee or left on the said premises or any part thereof.

(1) To pay on demand to the Licensor the cost to be incurred by the Licensor in
cleaning and clearing any of the drains choked or stopped up owing to careless
use by the Licensee or the employees of the Licensee.

(m) Not to place nor leave in the entrance or any of the passages of the said premises
used in common with other owners tenants or occupiers of the said Building any
boxes furniture or rubbish or any article or thing whatsoever or otherwise
obstruct the same.

(n) To permit the Licensor and his agents with or without workmen or others and
with or without appliances at all reasonable times to enter and view the state of
repair of the said premises and to carry out any repair therein and to take
inventories of the fixtures therein and to repair and amend in a proper and
workmanlike manner any defects for which the Licensee is liable and of which
written notice shall have been given to the Licensee or left on the said premises
and to pay the Licensor’s costs of carrying out any such repairs and of the
Licensor’s surveyor and otherwise in respect of the preparation of the notice.

(o) Not to assign underlet sub-licence or otherwise part with the possession of the
said premises or any part thereof either by way of subletting sharing or other
means whereby any organization company firm or person not a party to this
Agreement obtains the use or possession of the said premises or any part thereof
irrespective of whether any rental or other consideration is given for such use or
possession.

(p) To perform and observe the terms covenants and conditions or any house rules
(so far as the same affect the said premises) contained in or made under any
Deed of Mutual Covenant or other deeds of a similar nature in respect of the said
Building (except payment of management fee) and to indemnify the Licensor
against the non-performance or non-observance or non-payment thereof.

(q) Quietly yield up and reinstate the said premises to its original condition
including but without limitation remove all decorative fixtures fittings and
