CONTRACT

KNOWN TO ALL MEN BY THESE PRESENTS

This Contract of Lease made and executed by and between:

RRWIC PRIME VENTURE, INC., a corporation duly organized and existing under the
Philippine laws with principal business address at 5 th Street Cabrera Road, Barangay
San Juan Taytay Rizal (the “RRWIC”) duly represented by its President and General
Manager, ROBERT C. SY II, hereinafter referred to as the LESSOR;

- and –

MA. RIZALINA SANTOS, legal of age, with postal and residential address at B16 L24
VIOLAGO HOMES BATASAN HILLS QUEZON CITY, to be referred to as LESSEE
hereinafter;

WITNESSETH; That

WHEREAS, the LESSOR is the owner of the units in the residential property situated at
Dormitory inside 888 Industrial Megacity Phase II Highway 2000 Brgy. Sta. Ana Taytay
Rizal.

WHEREAS, the LESSOR agrees to lease-out a portion of the said unit to the LESSEE
and the LESSEE is willing to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the


LESSOR leases unto the LESSEE and the LESSEE hereby accepts from the LESSOR
the LEASED premises, subject to the following:

TERMS AND CONDITIONS

1. RENTALS

The lease shall be for a term of SIX (6) MONTHS commencing on September 23, 2023
and terminating on March 23, 2024 due date for the lease payments is on the 23TH day
of each month. The LESSEE agrees to pay a monthly rental of EIGHT THOUSAND
PESOS (Php 8,000.00). The said fee is exclusive of the monthly water and electricity
bills. The said payments shall be directly paid to the LESSOR or any of his authorized
representatives.

2. DEPOSITS and ADVANCES

The LESSEE shall pay Php 8,000.00 as one-month advance deposit and another Php
16,000.00 as a security deposit. Any reservation fee paid shall be considered as partial
payment for the said amounts. The deposit shall only be given (refundable) after
liquidation of all account if:

A. For whatever reason, the LESSEE plans to move out; the LESSEE shall give
the LESSOR a minimum of one (1) month written or verbal advance notice to
look for a new replacement. Upon failure to do this so will result forfeiture of
deposit.

B. Keys to the unit (main door and other keys). Shall be returned at the
termination of the contract. Failure to return the said items, a deduction of Php.
500.00 shall be charged to the deposit, and the amount of Php 1,500.00 the
same being for the expenses to be incurred in changing any locks or knobs for
security purposes.

3. MONTHLY DUES:

A. Electricity & water bills - The LESSEE shall pay the monthly electric and water
bill based on the reading of your sub-meter.

4. RULES AND REGULATIONS

The LESSOR sets the following rules to be followed inside premises covered by this
contract:

A. SMOKING IS STRICTLY PROHIBITED INSIDE THE ROOM, FIRE EXIT &


TOILET. Any LESSEE who shall violate this rule shall be evicted with cause and shall
forfeit the right to his deposit;

B. The LESSEE shall be responsible to report any damage or any necessary


repairs to the premises to the LESSOR. Any damage caused to the said premises
directly by or by the negligence to report the same to the LESSOR shall be charged to
the LESSEE;

C. The LESSEE shall be responsible for the cleanliness of the premises at all
times during his stay;

D. The LESSOR reserves the right to inspect the premises for any violations or
for any needed repairs;

5. FORCE MAJEURE

If whole or any part of the leased premises shall be destroyed or damaged by fire, flood,
lightning, typhoon, earthquake, storm, riot or any other unforeseen disabling cause of
acts of God, as to render the leased premises during the term substantially unfit for use
and occupation of the LESSEE, then this lease contract may be terminated without
compensation by the LESSOR or by the LESSEE by notice in writing to the other.

6. LESSOR'S RIGHT OF ENTRY

The LESSOR or its authorized agent shall after give due notice to the LESSEE shall
have the right to enter the premises in the presence of the LESSEE or its representative
at any reasonable hour to examine the same or make repairs therein or for the
operation and maintenance of the building or to exhibit the leased premises to
prospective LESSEE, or for any other lawful purposes which it may deem necessary.

7. EXPIRATION OR CANCELLATION OF LEASE

At the expiration of the term of this lease or cancellation thereof, as herein provided, the
LESSEE will promptly deliver to the LESSOR the leased premises with all
corresponding keys and in as good and tenable condition as the same is now, ordinary
wear and tear expected devoid of all occupants, movable furniture, articles and effects
of any kind. Non-compliance with the terms of this clause by the LESSEE will give
the LESSOR the right, at the latter's option, to refuse to accept the delivery of the

premises and compel the LESSEE to pay rent therefrom at the same rate plus Twenty-
Five (25) % thereof as penalty until the LESSEE shall have complied with the terms
hereof. The same penalty shall be imposed in case the LESSEE fails to leave the
premises after the expiration of this Contract of Lease or termination for any reason
whatsoever.

IN WITNESS WHEREOF, we have hereunto affixed our signature this ___ day of
