EXPRESSION OF INTEREST
On behalf of "IRTH DEVELOPMENT L.L.C", OCTA Proper es LLC presents Expressions of Interest for the upcoming "Rove Home
Downtown" project in Downtown, Dubai.
___________________________________________ (the "Interested Party") wishes to register an expression of interest in
the project is known as ROVE Home Downtown (the "Project") with RERA registered developer IRTH Development L.L.C (the
"Developer").

The Interested Party acknowledges and agrees that this Expression of Interest is not an offer or contract to purchase or sell
and that unit numbering, unit type, commercial terms, and availability of units for sale remain subject to determina on by
the Developer.

The Interested Party wishes to deposit with the Developer an amount of AED __________ (the "EOI Token Deposit") to
register its interest in the Project, and its preferences (as set out in the Schedule), in case a unit or units become available
for sale and offer to the Interested Party. The EOI Token Deposit shall be placed in a non-interest-bearing account held by the
Developer. The Developer shall provide to the Interested Party a receipt evidencing receipt of the EOI Token Deposit.

If the Developer offers a unit to the Interested Party and the Interested Party subsequently enters into a reserva on or sale
and purchase agreement for the reserva on or purchase of a unit in the Project, then the EOI Token Deposit shall be
credited towards the first instalment or deposit money required and shall be held and applied in accordance with the
terms of the relevant sale or reserva on agreement.

The Developer and the Interested Party each acknowledge and agree that this Expression of Interest does not create
a contractual obliga on to buy or sell on the part of either the Developer or the Interested Party. Either party may, at any
me, terminate this Expression of Interest by serving wri en no ce on the other, without the need for court or any other
order, and without incurring any liability to the other party. In the event of termina on of this Expression of Interest by
either party, the Developer shall return the EOI Token Deposit to the Interested Party within 60 days.

The Interested Party shall not at any me a empt to market and/or offer for sale the interest in any unit in the Project.

All adver sing and promo onal materials (including, without limita on, the name of the Project, site plans, and
other depic ons or rendi ons of the Project) and oral representa ons distributed or made prior to or in connec on
with this Expression of Interest are preliminary in nature and The Developer reserves the right to amend them without
no ce.
