Tenancy Application Process
After viewing a property, if you wish to apply you will need to inform us as soon as
possible. You will require to complete this form and pay the holding deposit. Once you
have done this a link from “Let Alliance” for each applicant will be sent to your email
address for each to complete on-line. If you do not have internet access you will need
to request for a “Tenant Reference Form” from our office.

We require the holding deposit to be paid to us to take the property off the market. You can pay this either via
bank transfer to our below office account or by cash in the office. If you do transfer the money via your bank
account, please use your two first initials and the property address your applying to rent as a reference.

The Application Process


Once you have paid the holding deposit and completed the reference forms, we will take references on behalf
of the landlord. Normally, these will include your employer, credit history, former landlord, adverse credit
register and search of electoral roll register. It is important that you provide full and correct information to “Let
Alliance” to ensure that the references are sent to the correct people and are received promptly. Once we have
received all reference back we will contact you to advise. You can check your referencing progress by calling our
office or contacting “Let Alliance” direct.

Your Holding Deposit Explained

Before your application can be fully considered, you will need to pay to us a holding deposit equivalent to one
weeks’ rent for the property you are interested in.

Once we have your holding deposit, paperwork should be completed within 15 days or such longer period as
might be agreed.

If at any time during that extended period you decide not to proceed with the tenancy, then your holding
deposit will be retained by Belvoir. By the same token, if during that period you unreasonably delay in
responding to any reasonable request made by ourselves and if it turns out that you have provided us with
false or misleading information as part of your tenancy application or if you fail any of the checks which the
Landlord is required to undertake under the Immigration Act 2014, then again your holding deposit will not be
returned. It will be retained by this firm and your Landlord.

However, if the Landlord decides not to offer you a tenancy for reasons unconnected with the above then your
deposit will be refunded within 7 days. Should you be offered and you accept a tenancy with our Landlord,
then your holding deposit will be credited to the first months’ rent due under that tenancy.

Where, for whatever reason, your holding deposit is neither refunded nor credited against any rental liability,
you will be provided with written reasons for your holding deposit not being repaid within 7 days.

You will not be asked to pay any fees or charges in connection with your application for a tenancy. However, if
your application is successful under our standard assured shorthold tenancy agreement, you will be required
to pay certain fees for any breach of that tenancy agreement in line with the Tenant Fees Act 2019. In
consideration of us processing your tenant application, you agree to pay those fees to us on request.

It is agreed that the deadline for completing your application to rent the property specified below and
thereafter entering into a tenancy agreement will be extended for a period of _____ days from the date

I hereby confirm that the information I have given in this application form is true, accurate, to the best of my
knowledge and not misleading. I understand that making an application does not guarantee the tenancy and
the application is necessary to validate the details I have provided in support of my requirement for tenancy
and, once a successful referencing pass has been received, the landlord will be requested to formally accept
my application. No tenancy can be offered until such formal acceptance has been received by Belvoir.

Should the landlord decide not to accept your application, the landlord will not be obliged to give a reason or
explanation. Each applicant aged 18 years and over MUST be listed on this application form. Please be advised
that all details will be checked and verified. I give my consent to the information being used by credit card
companies, credit reference companies, existing/previous landlords/letting agents/employers/accountants
etc. The information can also be used during any tenancy for the management of the property.

I understand that the letting agent will use the information provided to make decisions about my application. I
agree to that information given by credit reference companies will be shared with the letting agent and
landlord and that this information may also be accessed again if I apply for or guarantee a tenancy in the
future.
