II. PROJECT OVERVIEW
PROJECT PURPOSE This project proposes a 2-storey residential building with a purpose of giving a home to a family of 4.
The project aims to achieve several objectives, including adhering to the specified timeline, constructing a 2-storey
residential building within a budget of 3.5 million pesos, and following the guidelines of the National Building Code of
PROJECT OBJECTIVES the Philippines. Specifically, the construction entails creating a residence comprising one master bedroom with an en
suite walk-in closet and bathroom, one single-bed room, one guest room, one maid's room, one kitchen, two
bathrooms, one living room, one dining room, and one storage area.
PROJECT SCOPE The scope of work is the complete construction of the proposed 2-storey residential building.
The project involves several deliverables such as building construction, framing interiors, installing doors and windows,
partitioning, sliding, rough plumbing and electrical installation, insulation, and roofing. Other deliverables encompass
EXPECTED DELIVERABLES drywall installation, trim finishing, painting, finalizing electrical work, completing plumbing, and installing kitchen
countertops and cabinets. Finally, the project concludes with installing bathroom finishes, flooring, interior design
work, connecting to the main water and sewer lines, and creating a punch list for the contractor.
WORK SITE The location of the site is at Bennet Road, Forest Tree, Olongapo City, Zambales.
III. PROJECT RISKS, CONSTRAINTS, AND ASSUMPTIONS
The project faces several risks, including market inflation, unpredictable weather conditions, the uncertainties

owner. Contingency plans involve securing third-party insurance coverage to mitigate potential losses.
The project faces several contraints, including adhering to a specific budget, completing construction within a set
timeframe, complying with regulatory standards, managing available resources effectively, considering
CONSTRAINTS environmental impact, optimizing space utilization, and prioritizing safety measures. These constraints influence
decisions regarding materials, design, construction methods, and overall project management to ensure successful
completion within the specified parameters.
Assumptions for a two-storey residential building project involve certain expectations regarding factors such as
availability of necessary resources like skilled labor and materials, adherence to regulatory requirements, stable
market conditions, reliable weather patterns conducive to construction activities, and no unforeseen disruptions or

timelines, and the ability to meet client expectations within specified constraints. These assumptions guide project

documentation, report project status, resolve conflicts, ensure alignment
with business objectives, and communicate with stakeholders.
Comprehend the tasks at hand; conduct research, gather data, analyze,
and document as specified in the project plan; notify the project manager

of any issues, changes in scope, or concerns regarding risks and quality;
actively communicate progress; and effectively handle expectations.
Collaborate with the sponsor or project manager to develop the Project
Charter; assist the project manager in overseeing various project aspects
such as timeline, work plan, testing, resources, training, and procedural

technical approach and final deliverables; ensure a precise definition of
the business objective; approve project deliverables; and assume
responsibility for the developed processes and software.
Stay current with relevant experience and knowledge in the field; offer

between critical information and supplementary knowledge.
