This project involves several key steps to renovate and convert the mezzanine of a building into
a permanent office space for administrative staff. The first step involves renovations to the fire
separation between the mezzanine and the bus repair garage to segregate the mezzanine as a
Group D occupancy, which will ensure a safe and appropriate environment for the occupants.
The next step is to apply for a building permit and hire a consulting firm to prepare the technical
specifications and drawings. The project manager will then post the tender documents on the
market for at least 3 weeks and award the project to the lowest compliant bidder. The
construction work will take 7 weeks with an additional 2 week contingency for fire spray and fire
stopping specialties. Once the construction is complete, the project will be inspected and signed
off by the CBO, FPO, and engineer, and all close-out deliverables will be collected. Overall, the
project manager is responsible for designing the new plan, creating a budget, writing the
proposal paper, supervising the tender process, and ultimately awarding the project to the
lowest compliant bidder
