DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale is made, executed and entered into by and between:

xxx, married to xxx, Filipinos, both of legal age and residing at xxx, hereinafter called
VENDOR;

- and-

xxx, married to Xxx, Filipino, of legal age, and residing at xxx, hereinafter called
VENDEE;

WITNESSETH:

1. That the VENDOR is the absolute and lawful owner of a parcel of land located at xxx,
covered by an ORIGINAL CERTIFICATE OF TITLE NO. xxx issued pursuant to xxxx
granted on xxxx at Xxx by the Registry of Deeds for the Province of xxx, with a total
area of xxxx more or less, free from all liens and encumbrances, and more particularly
described as follows:

“A PARCEL OF LAND (Lot NO. xxx, situated in xxx; bounded

All points referred to are indicated on the plan and are marked

2. That the above-described parcel of land may be referred to as the “SUBJECT


PROPERTY”;

3. That ORIGINAL CERTIFICATE OF TITLE NO. xxx is inalienable and shall not be
subject to encumbrance for a period of five (5) years from the date of this patent; that the
five (5) year period had long since lapsed; and that the SUBJECT PROPERTY can now
be alienated by its owner, the VENDOR herein;
4. That the SUBJECT PROPERTY is exempted from the coverage of the Agrarian Land
Reform Program;

5. That the VENDOR has agreed to sell the SUBJECT PROPERTY to the VENDEE, and
the VENDEE has agreed to purchase the same;

6. That for and in consideration of the sum of xxx, Philippine currency, paid by the
VENDEE to the VENDOR, the receipt hereof is hereby acknowledged by the
VENDOR, the VENDOR do hereby SELLS, CEDES, TRANSFERS and CONVEYS,
by way of ABSOLUTE SALE, to the VENDEE, its heirs, administrators and assigns the
SUBJECT PROPERTY, their rights and interests over the same, including all the
improvements thereon; and

7. That all taxes, fees, and other charges necessary for the registration of the sale and the
sale and the transfer of the title to the property in the name of the VENDEE and the
expenses for the preparation and notarization of the sale shall be shouldered by the
VENDEE.
