THIRD PARTY LEASE AGREEMENT

This lease Deed is made in Srinagar on 01.02.2008 between Shri H.L.Singh


45/A Road no.- 24, Adrash Vihar Society, Rajiv Nagar, Patna-800024 referred to
as the LESSOR and IRCON INTERNATIONAL LIMITED through its
representative Mr. R.V.Anand, General Manager hereinafter referred to as the
LESSEE.

The LESSOR hereby agrees to lease to the LESSEE his accommodation 45/A
Road no.- 24, Adrash Vihar Society, Rajiv Nagar, Patna-800024 together with all
Electrical & sanitary fittings and fixtures, under the following terms and
conditions:-

1. The Lessee agrees to pay the Lessor a monthly rent @ Rs. 6500/= (Rupees Six
Thousand Five Hundred only) per month by 10th of every month.

2. The lease is for a period of 11 (Eleven) months commencing from 01.02.2008


to 31.12.2008 and for exclusive residential use of Lessee’s official Shri
Deepak kumar Deputy General Manager/Civil and his family members.

3. The lease may be terminated during the currency of lease agreement by giving
one month’s notice on either side.

4. All taxes payable to the Municipality or any other authority shall be paid by the
Lessor at his own cost.

5. Major repair of the house shall be done by the Lessor at her own cost.

6 The Water & Electricity charges shall be paid by the Lessee’s executive residing
in the premises.
7. The Lessee shall be liable to pay breakages, damages to sanitary and electrical
fittings etc.during the lease period.

8. The Lessee shall not make any structural additions or alterations without the
written Consent of the Lessor.

9. The Lessee shall not sublet the premises without written consent of the Lessor.

10. The Lessee shall give vacant and peaceful possession of the premises on Expiry/
termination of the Lease.

11. The Lessee shall pay an advance of Nil to the Lessor as deposit which shall be
promptly returned to the Lessee at the time of vacation of premises.
