RENT AGREEMENT

This Rent Agreement is made at Greater Noida, on 5th March , 2024.


Between
Mr RACHIT JAIN S/o Mr. DINESH KUMAR JAIN R/I 1/2794 , GALI NO-10, NEAR
SHANTI BUILDING RAM NAGAR LONI ROAD SHAHDARA S.O EAST DELHI , DELHI
110032 ( PAN NO APUPJ2999E) , (hereinafter called the LESSOR) which
expression shall mean and include his heirs legal representatives executor and
assigns of the one part.
AND
M/S FACLON VIEWS through it’s partner Mrs. ANITA GOYAL W/O BAIJ NATH
GOYAL R/O K 3 JANGPURA EXTENSION NEW DELHI 110014 (referred to as the
lessee) of the other part.

WHERE AS the first party is the owner and is in possession of Industrial Property
No. A2/122 , SITE-5 INDUSTRIAL AREA ,GREATER NOIDA , DISTT. GAUTAM
BUDH NAGAR, U.P., herein referred as the property/premises.

AND WHEREAS on request of lessee, the Lessor aforesaid has agreed to let out
the above said premises and the premises for industrial purpose for a period of
11 months and whereas the lessee has agreed to execute and sign this rent
agreement, as per terms and conditions mentioned below:-

THE LESSEE HEREBY CONVENANTS WITH THE LESSOR AS FOLLOWED:-

1. That the Lessee will use the premises as METAL FABRICATION UNIT.

2. That deed shall commence from 01/03/2024 and upto a period of ELEVEN
MONTHS .

3. That the monthly rent of the said premises has been settled between both
the parties as a sum or Rs. 55,000 /- (Rupees FIFTY FIVE THOUSAND Only)
Per month. The Lessee will pay to the Lessor on or before the 10 th of each
English Calendar month.

4. This the lessee shall pay to Lessor Rs. 1,10,000/- (Rupees ONE LAKH TEN
THOUSAND only) as interest free security deposit which is refundable an
the time of vacant handover to Lessor.

5. That Electricity and water charges for the leased premises shall be borne
by the Lessee as per actual consumption. Air conditioning charges are
included in the MC payable and the lessee shall liable to pay
electricity/water charges at actual during the fit out period.

6. That all currently applicable property related taxes to be borne by the
Lessor. All Industrial business related taxes and service tax shall be borne
by the Lessee.

7. That the possession of the demises premises will be on 25th February 2024

8. That the Cost of the Stamp Duty and registration charges shall be borne by
the Lessee.

9. That Lessee can terminate the lease by given 02 months written notice and
Lessor can terminate the Lease in case of any default/ non payment of
rent by the Lessee by serving a defect cure period of one month.

10 That the premises have been let out for industrial purpose only and the
lessee undertake to use for the industrial purpose only and shall not
change the user of the premises in any manner.

11. That the Lessee shall not sublet, assign or otherwise part with the
possession in part or the premises in favour of any other person.

12. That the lessee shall bear the cost of all repairs such as leakages in
electricity wiring, plumbing, submersible pump, etc during consummation
in his lease tenure and he will repair the same in case of defects, time to
time.

13. That all the liabilities in respect of Sales Tax, Income Tax, Excise Labour Law
and the legal matter pertaining to their own business i.e. lessee will be
liable and responsible for the same.

14. That the Lessee can not make any addition/alteration on the said
property/premised for any other purpose for the same the permission will
be granted by the Lessor.

15. That Lessee will hand over the actual physical, vacant and peaceful to the
lessor at the expiry of tenure of lease.

Noida on the day, month, year first above written in the presence of the
