RENT AGREEMENT

This Rent Agreement is made on this 25/06/2018 (date of rent agreement) by Appadurai
Seethalakshmi w/o Shri Ramiah Appadurai Address: 112, GF, Block V, Charmwood
Village, Faridabad-121009 herein after called the Lessor / Owner, Party Of the first part
AND

SAJAN RAJNIKANT PATEL (Name of the Lessee),

That the expression of the term , Lessor/Owner and the Lessee/Tenant shall mean
and include their legal heirs, successors, assigns, representative etc. Whereas the
Lessor /Owner is the owner and in possession of the property No: B-002, Ground Floor,
Lavender Block, Victory Cross Roads, 143B NOIDA and has agreed to let out the
said property, Apt No-LAV-0002 in Tower B LAVENDER having super area admeasuring
2145 sq ft. in the Victory Crossroad situated at Plot No-GH-01/C, Sector – 143B, NOIDA
Expressway (along with lawns on the front and back side) to the Lessee/Tenant and the
Lessee/Tenant has agreed to take the same on rent of Rs. 14000/- (Rupees fourteen
thousand only) per month apart from monthly maintenance charges, as detailed below:-

NOW THIS RENT AGREEMENT WITNESSETH AS UNDER:-

1. That the Tenant/Lessee shall pay as the monthly rent of Rs. 14000/- (Rupees
fourteen thousand only) per month that shall be paid every month in advance
before the end of the first week, which excludes maintenance charges payable
for the premises, electricity, generator maintenance and water charges billed by
the builder. That the Lessee shall pay one month’s rent amount as security
deposit to the Lessor, which will be returned to the Tenant at the time of vacation
of the leased premises subject to any adjustment towards recoverable dues, if
any.

2. That the Maintenance charges for the premises that are liable to be charged by
the builder shall be paid by the lessee as per billing every month as and when
such levies are made along with the arrears thereof from the commencement of
this agreement.

3. That the Lessee shall pay Electricity & Water charge as per meter charges billed
by the builder.

4. The let out property mentioned above contains six air conditioners, fans
including exhaust fans, cooking gas stove, pipeline connection, bathroom
fittings, fixtures and accessories, which are listed out in the Annexure, being part
of this agreement

5. That the Tenant /Lessee shall not sub–let the above said demised premises or any
part of it to anyone else under any circumstances.

6. That the Tenant / Lessee shall abide by all the bye-laws, rules and
regulations, of the builder/local authorities in respect of the demised premises
and shall not do any illegal activities in the said demised premises.

7. That this Lease is granted for a period of Eleven (11) months only
commencing from __ June 2018 (date of rent commencing from) and this lease
can be extended further by both the parties with their mutual consent on
the basis of prevailing rental value in the market .

8. That the Tenant/Lessee shall not be entitled to make any structure in the rented
premises except the installation of temporary decoration, wooden partition/
cabin, mosquito proofing, etc. without the prior consent of the owner.

9. That the Tenant/lessee can neither make addition/alteration in the said


premises without the written consent of the owner, nor the lessee can sublet
part or entire premises to any person(s)/firm(s)/company(s).

10. That the Tenant/Lessee shall permit the Lessor/Owner or his Authorized agent
to enter in to the said tenanted premises for inspection/general
checking or to carry out the repair work, at any reasonable time.

11. That the Tenant/Lessee shall keep the said premises in clean & hygienic
condition and shall not do or cause to be done any act which may be a nuisance
to the neighbours.

12. That the Tenant/Lessees shall carry on all day to day minor repairs at his/her own
cost and shall hand over in a reasonable condition subject to normal wear and
tear, at the time of vacating the aforesaid property with all its contents including
air conditioners, electrical and sanitary fittings, etc as listed in the Annexure

13. That this Agreement may be terminated before the expiry of this tenancy
period by serving One month prior notice by either party by mutual consent.

14. That the Lessee shall use the above said premises for his residential purpose
only.

15. That the Lessee/Tenant Shall not store/Keep any offensive, dangerous,
explosive or highly Inflammable articles in the said premises and shall not
use the same for any unlawful activities.
16. That both the parties have read and understood all the contents of this agreement
and have signed the same without any force or pressure from any side.

17. An inventory of the air-conditioners, fans, sanitary fittings and other fixtures as
listed in the Annexure have been verified by the lessee who undertakes to keep
them in good repair subject to normal wear and tear and hand them back to the
Owner at the time of vacating the premises mentioned herein.

In WITNESS WHEREOF the lessor/Owner and the Tenant / Lessee have hereunto
