TRUST DEED

THIS TRUST DEED is made the 1st day of January 2022 between:-

Lim Boh Pian (NRIC: 541028-08-5111) of 80, Jalan SS2/37, 47300 Petaling Jaya, Selangor
(hereinafter called “the Trustee”) of the one part and ABC SDN. BHD. (Registration No. 20110101234
(970001-A)) a company incorporated in Malaysia and having its address at 12, Jalan 19/1, 46300
Petaling Jaya, Selangor (hereinafter called “the Beneficiary”) of the other part.

WHEREAS:

a) The Trustee is holder of a motor-car Mercedes Benz/ E 350 E bearing Registration No WEL28
(hereinafter called the ' Said Motor Vehicle') and currently registered in the name of the said Mr.
Lim Boh Pian.

NOW THIS DEED WITNESSETH as follows:-

1. The Trustee hereby acknowledges that the purchase price of the Said Motor Vehicle is being
provided for by the Beneficiary and the Trustee hereby declares that he has purchased and shall
hold the Said Motor Vehicle in trust for the Beneficiary and all interest therein on Trust for the
absolute interest and benefit by the Beneficiary.

2. The Trustee hereby declares that he shall not sell, pledge, transfer, charge or in any way deal with
or dispose of the Said Motor Vehicle or any interest or benefit therein without the consent and
direction of the Beneficiary.

3. The Trustee further declares that he shall in the exercise of his rights and powers as the registered
holder of the Said Motor Vehicle duly and absolutely comply with and adhere to the directions of
the Beneficiary which may be given to him from time to time and shall transfer unconditionally the
Said Motor Vehicle to the Beneficiary when required by the Beneficiary to do so and the Trustee
shall not be entitled to any claims, loses, damages and costs in respect of the transfer.

4. This Trust Deed shall be binding upon the successors-in-title and the personal representative of the
thereof.
