This Zero-Energy Strategy Combines
Solar with Propane
With strict new home energy codes set to start in 2020, pros in California are finding that combining solar
power with propane space heating, water heating, and power generation is a model for success.
Calera wil give the zero net energy
(2NE) home market a huge kickstart in
2020, when a new state home energy
Code takes effect. The codes performance
path, used for compliance on most projec,
will get 50 percent tougher, requiring
homes to be ZNE~in other words to
produce as much energy 2s they consume.
‘Although California wil be the fst state to
mandate ZNE home construction interest
in ZNE homes is expanding across the
country. survey performed by Harris
Insights & Analytics for the Propane
Eciucation § Research Couneil (PERC)
found that 83 percent of homebuyers and
£89 percent of builders are likely to consider
2 ZNE home for their next purchase or
build. So it pays for builders and architects
nationwide to study how pros in California
are approaching the new regulations
While Californias new energy code is
tough to meet, it offers alot of flexibility
says David Knight, founder of Monterey
Eneray Group. a residential mechanical
engineering frm based in Carmel, Calf
‘And, he says, the strategic use of pronane
for space heating water heating, and power
(generation offers a model for meeting
the code that's likely to be successful and
popular with cients in the years to come.
Propane or Heat Pump?
Knight says he probably gets the question
100 times a month" it more cost-
effective to go with propane furnaces
and propane water heaters or heat
i a
pumps? The answer in almost al parts of
California, he says, is that is almost aways
mare costeffective to go with propane.
Compared with Calfomnia’s eqpensive ard
power the operating costs of propane
fumaces and water heaters are lower, and
the features are signincartly better.
Modeling atypical welkinsuleted house
for energy compliance shows the impact
of switching to propane for space heating.
When Knight plugs ina cuctless heat
pump asthe heat source, the house is 48
percent below the eneray performance
needed io comply with the cade Simply
switching toa propane furnace, wth no
ther changes, jumps the compliance
margin to posiive 16 percent Ducted
heat pumps perform better, but vera, the
energy code is more postive for propane
fumaces than for air-source heat pumps.
Similarly, propane tankless water heaters
otfer a step up from electric heat pump
water heaters, Knight says. "Ifyou put in
a
the right number af ther, you can get
plenty of domestic hot water. With proper
maintenance, they can be plenty reliable.
Theres no question propane water heating
isa significantly better choice than electric”
Working with Solar
‘On mary new homes Knight works on, hes
installed large solar systems with batteries,
which can help to smooth out tme-o-use
price premiums when grid electricity is
more expensive. Solar power s still not
quite as cost-effective as propane or gas
‘or domestic hat water and space heating,
but it may become closer if solar power
continues to become more affordable
Infact, many of Knight's cents are
considering going off grid using inexpensive
solar a battery backup system, and, most
importantly a good backup generator,
Knight says. “For afew dolars more,
‘especially compared tothe costs of a new
hookup ora sightly adjusted hookup trom
‘he utility you can be of grid pretty damn
‘ast with every creature comfort you'd ike
tohave”
‘The National ZNE Conversation
For Knight's Caforia markets, comiring
an efficient propane furnace a propane
‘water heater, and a propane backup
‘generator creates a ZNE hore package
‘that's popular with cients-and can serve

Public sector beats private when it comes to
tackling housing damp
Renters with private landlords are more likely to suffer due to damp and mould than those with public

The good news is that anew law, the Homes
(Fitness for Human Habitation) Act 2018, which
came into force at the end of March this year
coffers way for tenans to take action against
regigent anciords. The Act gives tenarts the

Currently, the best legal recourse for tenants
is topursue a statutory ruisance notice with
local authority environmental heath offers,
but often the landlords response is to begin
evictan proceedings. Consequently people are
deterred from complaining. However 2s the pol

low with only 35% aeare ofthe Act. Having

42% f those surveyed sold that they would be

Damo in properties is commonly caused by
