INDEMNITY BOND

I, the undersigned ___________________________ Designated Partner of

MESSRS BLASIE CIVIL CONTRACTOR, a partnership firm incorporated under the

provisions of Indian Partnership Act, 1932, having its office at Dennis Villa, Shyam

Nagar, Veera Desai Road, Andheri (West), Mumbai 400 053, hereby declare that I had

filed a case of document to be executed between BYRAMJEE JEEJEEBHOY PRIVATE

LIMITED as the ‘Vendor’, MR. MUKESH CHUNNILAL SHAH as the ‘Confirming

Party no. 1’, MESSRS BLASIE CIVIL CONTRACTOR as the ‘Confirming Party no. 2’

and NISMAAYA INFRABUILD LLP as the ‘Purchasers’, for adjudication and

determination of the true market value of the property which is subject matter of the same.

The description of the document is as follow: -

1. Type of Document: - Deed of Conveyance

2. Description of the property: all that piece and parcel of land or ground bearing

CTS No.693/1, corresponding to Survey No. 48 Hiss No 4(part) of Village

Oshiwara, Taluka Andheri, admeasuring 290.8 square metres or thereabouts,

together with structures standing thereon situate, lying and being at Amboli Hill,

Veera Desai Road, Andheri (West), Mumbai 400 053 occupied by 10 tenants.

I the undersigned declare that the above said property is owned by BYRAMJEE

JEEJEEBHOY PRIVATE LIMITED. I the undersigned further declare and undertake as

below: -

1. That the property has structure occupied by 10 residential tenements on it having

Area 3860 in Sq. Ft. built up and are occupied/ in possession of the Owners &

Tenants. The total no. of residential tenements occupied by the tenants under Rent

Control Act is total area admeasuring 358.73 sq. mtrs. Carpet.

2. I have submitted proofs in support of the claim of tenancy, list of tenants/occupants

in the suit property and proofs regarding their tenancy are as follow.

3. I the undersigned, hereby declare that the suit property is not declared as slum under

the provisions of the Maharashtra Slum Act 1971.

4. I further declare that, I have attached the attested copies of the documents in support

of their tenancy and declare that all said documents are related to the names of the

tenants mentioned hereinabove.

5. I hereby undertake and that, I have submitted the true copy of all documents related

to tenancy and ownership as well as the status of the property and they are true and

genuine as per the information and knowledge.

6. I state , declare and undertake to indemnify and keep indemnified harmless the

Office of the Collector of Stamps, Andheri and its officials from and against any

demand action, dispute, claim of other legal heirs of any nature that may be suffered

or sustained by them on account of their act/s and steps taken and any other

litigation which may arise due to the above.

7. I hereby confirm that whatever stated hereinabove is true and correct to my

knowledge and there are no misrepresentation made thereof.
