AND WHEREAS :- The Licensee being temporarily in need of accommodation for himself/ Shop Premises for Residence /Business purpose and has requested the Licensor to allow the Licensee to use and occupy the said premises on the terms and conditions as hereinafter contained. NOW IT IS HEREBY AGREED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS :- 1. The Licensor do hereby grant to the LICENSEE the permission to enter into and occupy the said premises for a period of _\\_ months from 23-Aug-2070 224-2008, (6 Months Lock-in-Period) The LICENSEE shall pay to the Licensor the sum of Rs. 10,000 _/- (Rupees “pn “Thousand Rupees. The agreement will be executed in the following manner. eng The LICENSEE covenants with the Licensor that the Licensee observe and perform the following terms and conditions to pay monthly License fee of Rs. 4600 /- (Rupees r L c Only). And the License Fee should be paid by the Licensee on or before 10th of every English Calendar month. License Fee shall be increased by 10% after completion of 11 months. The said security Deposit shall be refunded by the Licensor to the Licensee, simultaneously with the handing over the vacant possession of the premises on the termination or earlier determination of this License. The Licensor hereby confirms having granted to the Licensee a License to occupy and use the said premises for the Residential/Business purpose and the Licensee shall not transfer with the benefit of this License to any other person on it shall use it for any other purpose, The Licensee shall pay charges as per the Bill for Water Charges and Electricity, Society / Association charges, the Licensor shall pay all the taxes and all other outgoings of Society for the said premises. The Licensee shall not carry out or cause to be carried out any structural additions or alterations in the said premises without prior permission in writing from the Licensor. The Licensor shall at his own cost, carry out all major repairs to the said premises and the licensee shall carry out all minor repairs as may be necessary to keep the said premises in good condition. dics In case the License Fee is in arrears for more than two months the Licensor would be entitled to revoke the License hereby granted. In that case, the Licensee shall have to vacate with all persons using the said premises with their belongings and deliver the vacant and the peaceful possession of the said premises, to the Licensor. AND IT IS HEREBY AGREED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS :- a) b) ¢) d) For vacation of the said premises before maturity period, one month notice on either side is required to be given and at the time of the vacating the said premises a joint inspection by the Licensor or his agent and the Licensee, to assess any damage if any caused to the said premises arranged. The Licensor shall deduct proportionate amount from the security deposit, and the balance amount of deposit with be returned only after getting repossession of the said premises. The Licensee shall be only a Licensee entitled to make use of the said premises, as herein provided, by virtue of these presents and shall not claim any right, titles or interest of whatsoever nature in the said premises.
