EXERCISE 16 : AGREEMENT FOR SALE

FACTS:

P & D is the real estate developer and builder, located at sarjapur, Bengaluru.
HESS U.S based company who is into software developing wants to buy 20,000
sq. ft of buildup area from P & D developers and builders for the price
consideration of Rs. 5,24,00,000/- INR as part of the sale agreement deed. And it
should be executed within the 24 months from the date of execution of the said
agreement. And an advance amount of 55,00,000/- should be made on the date of
agreement and remaining amount should be made on the date of execution of sale
deed.

A construction delayed of more than 3 months, will lead to cancellation of the said
agreement and P & D developers and builders will be liable to return the advance
amount with interest of 15% of interest and the opportunity cost of Rs. 10,00,000/-
and other Incidental cost.

If he fails to execute the sale deed the P & D developers and builders can forfeit
75% of the agreement amount and any incidental cost of upto Rs. 40,00,000/-

FACTS:

INR in sarjapur, Bengaluru.

EXERCISE 18 : LEASE DEED

FACTS:

HESS a software co. located at Anekal No.622 purchased a property on via sale
deed dated __________ are the owner of the property at sarjapur.

HESS wants to lease 10,000 sq. ft of buildup area to DPC company whose head
office located in Navi Mumbai for annual lease consideration of 50 lakhs.

The lease is for a period of 5 years with rental paid in advance and DPC has to pay
2 years rental repayable deposit. If DPC co. fails to pay the yearly rental on time
then it has to pay the amount with pro rated annual interest rate of 18%. Each

savings of 1 crore.

Mrs. Chandana approaches her employer to advance her a maximum of


Rs.30,00,000/- from her career grade with an employee discounted interest of 2%
per annum for a tenure of 10 years. The loan amount would be deducted from her
monthly pay slip. Mrs. Chandana applied for a loan of Rs.30,00,000/- with her
employer which was approved immediately.
