RENT DEED
"THIS RENT DEED is made and executed at Delhi on this 13th day of October2023,
between Mrs, Kanchan Bhatia w/o Sh. Vinod Kumar Bhatia R/0 94, Gagan Vihar, Delhi
(hereinafter called the "FIRST PARTY/LANDLADY)

AND

M/s STIRRING MINDS SERVICES PVT LTD through its Director Sh. Pranav
Bhatia R/0 94, Gagan Vihar, Delhi (hereinafter called the "SECOND
PARTY/TENANT").

The expression of First Party and Second Party shall mean and include their
legal heirs, successors, executors, administrators, nominees and assignees etc.
respectively.

WHEREAS, the First Party is the actual owner/ landlady and in possession
of front portion of property bearing No. 2A/3 S/F Front Side, Turkman Gate
Delhi, New Delhi-110002.

AND WHEREAS, the First Party/Landlady desires to let out front


portion of the property of above referred premises on monthly rent
for commercial purposes as per the terms and conditions set herein
to the Second Party for the period of 11 (Eleven) months,
commencing from 13.10.2023 to 13.09.2024 and the Second Party
conditions.

NOW THIS RENT DEED WITNESSESTH AS UNDER:

1.That the monthly rent of Rs. 20,000 /- (RupeesTwenty Thousand


only) has fixed between both the parties,which will be paid by the
Second Party tothe First Party regularly in advance on or before
every 10th day of everymonth according to the English Calendar
month.

2. That the Second Party shall not make any kind of alteration,
repairs or additional construction in the said premises without the
written consent of the First Party.

3. That the tenant has taken the said premises for the commercial
purpose, not for any other purpose.

4. That the tenant shall assign, sublet or part with the possession of
thesaid property to any other party.

5.That the tenant cannot make any temporary/permanent addition


or alteration in thesaid premises with in structural frame work
without disturbing the main structure of the building.

6. That the electricity and water charges of the said rented premises
will be separately paid by the Second Party to the First Party.

7. That the Second Party shall always keep the said premises clean
and wellmaintained as it is let out in present condition by the First
Party.

8. That at the expiration of the terms of the tenancy of earlier the


termination thereof, the Second Party shall handover the premises
to the First Party free from allencumbrances and shall clear all the
bills and due with regard to electricity and water charges and in
case,the Second Party failed to handover the vacant and peaceful
possessionof the tenanted premises to the First Party on the
expiration of determination of the tenancy as per the terms and
conditions of the tenancy, the Second Party shall pay to the First
Party damages for unauthorized occupation of the premises @ Rs.
20,000/- per month without prejudice to the First Party's right to
claim other damages and mesne profitswith interest if any suffered
by her due to unauthorized occupation and possession of the
tenanted premises by the Second Party.

9. That if any fixtures or fittings are missing or broken at the time of


handing over the possession of the tenanted premises tothe First
Party,then the Second Party shall make good all the resultant loss
and damages and costs of the First Party in respect of the breakages
of any fittings or fixtures of the non availability

10.That if the tenant fails to pay the rent of any two months then
the First Party/ Landlady shall have theright to evict the tenant
from the said premises soon without notice and without any hitch.

11.That the First Party/Landlady or his/her representatives will be


permitted to enter in the said premises at any reasonable time for
inspection,which the tenant will have no objection.

12.That in case the tenant desirous to vacate the tenanted premises


before the expiry of the tenancy period then he/ she shall serve the
First Party/Landlady with a notice for one month.

13. That at the time of termination of this agreement deed and with
the mutual consent of both parties, tenancy period can be extended,
in that case a fresh agreement will be executed.
