RENT DEED
"THIS RENT DEED is made and executed at Delhi on this 13th day of October2023,
between Mrs, Kanchan Bhatia w/o Sh. Vinod Kumar Bhatia R/0 94, Gagan Vihar, Delhi
(hereinafter called the "FIRST PARTY/LANDLADY)
AND
M/s STIRRING MINDS SERVICES PVT LTD through its Director Sh. Pranav
Bhatia R/0 94, Gagan Vihar, Delhi (hereinafter called the "SECOND
PARTY/TENANT").
The expression of First Party and Second Party shall mean and include their
legal heirs, successors, executors, administrators, nominees and assignees etc.
respectively.
WHEREAS, the First Party is the actual owner/ landlady and in possession
of front portion of property bearing No. 2A/3 S/F Front Side, Turkman Gate
Delhi, New Delhi-110002.

NOW THIS RENT DEED WITNESSESTH AS UNDER:
2. That the Second Party shall not make any kind of alteration,
repairs or additional construction in the said premises without the
written consent of the First Party.
3. That the tenant has taken the said premises for the commercial
purpose, not for any other purpose.
4. That the tenant shall assign, sublet or part with the possession of
thesaid property to any other party.

6. That the electricity and water charges of the said rented premises
will be separately paid by the Second Party to the First Party.
7. That the Second Party shall always keep the said premises clean
and wellmaintained as it is let out in present condition by the First
Party.

10.That if the tenant fails to pay the rent of any two months then
the First Party/ Landlady shall have theright to evict the tenant
from the said premises soon without notice and without any hitch.
13. That at the time of termination of this agreement deed and with
the mutual consent of both parties, tenancy period can be extended,
in that case a fresh agreement will be executed.
