Cost of Green Building: BCA Study 2020

Assumptions:

(1) Life cycle of the building is 30 years, (2) Cost includes a) Initial Capital Expenditure (Capex); b) Operating Expenditure (Opex); c)
Maintenance Cost; d) Replacement Cost; e) Zero End-of-Life (Salvage) Value of equipments at the end of 30 years (3) Escalation Rate of 1.5%
p.a. to account for the anticipated annual change in price of goods/materials and services
(4) Net Present Value (NPV) method used to determine the current value of all future cash flows generated by the project over the 30-year period
(5) To account for future cash flows for time value of money, the study adopts a discount rate of 5%, which is aligned with industry’s practice. (6)
From the LCCA, the NPV savings calculated as follows:

NPV Savings = NPV of Baseline Building (life cycle cost of a non-Green Mark building) – NPV of GM Building (life cycle cost of a Green Mark
rating building)
CASE STUDY #1: Diamond Crown Complex Hai Phong
The project is LEED Residential Silver

• The first residential project got LEED Residential Silver

• Increase 2-10% cost than normal building
• Using smart home can monitor and measure energy consumption
CASE STUDY #2: Eco Central Park Vinh
The project is EDGE Certified target

Benefits:
• Saving energy 22%
• Saving Water 21.17%
• Reduce Embodied Material 29%
• COP improve 20%
• Using LED lighting
• Install Solar PV have total capacity 31KWp
CASE STUDY #3: K Villas +
The project is LOTUS Home Gold

Benefits:
• COP Improve 36.4%
• Using low flush toilet fixture
• All paint and adhesive are low VOC product
• All window and door are made from recycled material (uPVC with 30%
is recycle content)
• Reduce rain water runoff
