ABSTRACT

Rent2matic is a house rental web-based system that evaluates the

present rental market trends and factors, focusing on the elements that

influence the supply and demand of rental properties. The system

examines various types of rental properties, rental processes, and tenants'

preferred amenities. It also assesses how technology, such as smart home

technologies and online rental platforms, impacts the rental market.

Additionally, external factors, including economic conditions and

demographic changes, are considered. The research findings suggest that

the rental market is becoming more competitive, and there is an increasing

demand for high-quality, reasonably priced properties. The study

recommends that landlords and property managers adjust to the changes in

tenants' needs and preferences, utilize technology, and provide flexible

rental options to attract and retain tenants in the face of heightened

competition.

CHAPTER I

THE PROBLEM AND ITS SCOPE

INTRODUCTION

The rapid advancement of technology has brought significant

changes to the housing industry. The need for innovative strategies in

managing rental properties has become more crucial than ever. Renting a

property has become a popular option for individuals from different walks

of life, including students, professionals, and travelers, as it provides them

with a temporary or permanent shelter from home while pursuing their

personal or professional goals. However, the rising demand for rental

properties has made it challenging for renters to find suitable and

affordable accommodations. Rent2matic, an online platform that aims to

simplify the rental process for both renters and property owners or what

we called in today’s generations as landlords. This platform's primary

focus is to study the different factors affecting the supply and demand of

rental properties, including the types of rental properties that are available,

the rental process, and the amenities that renters are looking for in their

rental properties. What sets Rent2matic apart is its ability to analyze the

impact of technology on the rental market, including the emergence of

online rental platforms and smart home technologies. The platform also

takes into account external factors such as the economy and demographic

changes that can affect the

rental market. According to Rent2matic's research, the rental market has

become increasingly competitive, with renters demanding high-quality

properties at affordable prices. To keep up with these changes, landlords

and property managers must adapt to renters' evolving needs and

preferences, embrace technology, and offer flexible rental options to

attract and retain tenants in a highly competitive market. The Rent2matic

software system provides an effective solution for landlords and property

managers, allowing them to efficiently manage rental properties, provide

responsive support to tenants, and maximize tenant satisfaction. Utilizing

Rent2matic's platform can help landlords and property managers take

proactive steps to adapt to the changing rental market trends, meet tenants'

needs and preferences, and optimize their rental income. In conclusion,

Rent2matic is an innovative and user-friendly solution that benefits both

renters and landlords, providing valuable insights into the rental market

and making the rental process more accessible and efficient for all parties

involved.

PROJECT OVERVIEW

BACKGROUND OF THE STUDY

The fast-paced urban lifestyle has created a challenging situation

for individuals looking for suitable rental properties, especially students

who are studying away from home. Due to the demanding nature of their

academic pursuits, physically searching for available properties can be a

tiring and time-consuming task. Typically, students seek accommodation

that is conveniently located near their academic institution, but finding a

rental house that meets their unique preferences and needs can prove to be

quite difficult. Unfortunately, even online platforms that list available

rental properties are not always reliable as they may not offer a

comprehensive list of all available options. Moreover, the listed properties

may not be up to the standard that students require. In addition to these

challenges, some landlords do not advertise their rental properties online,

preferring instead to rely on word-of-mouth recommendations to find

suitable tenants. To address this problem, a comprehensive house rental

system is being developed to offer a user-friendly interface that enables

tenants to easily locate available rental properties. The system will be

designed to offer a range of features that cater to the needs of both renters

and property owners, ensuring that everyone involved in the rental process

benefits from its

services. The primary aim of this new rental system is to make life easier

for students and other city dwellers who require rental accommodation by

providing a platform that is easily accessible from the comfort of their

homes or while on the go via their mobile devices. The system will enable

students to save time and energy while also making informed choices

when selecting their rental properties. This comprehensive house rental

system is designed to take the stress out of the house-hunting process and

allow students to focus on their academic pursuits.

STATEMENT OF THE PROBLEM

GENERAL PROBLEM

Finding a decent and affordable rental home is one of the most difficult

aspects of boarding housing rentals. This is especially true in areas where there is

high demand but limited supply, giving landlords more leeway to set high rents

and stringent rental requirements. Another problem is the lack of transparency in

the rental market, which can lead to landlord-tenant disagreements over security

deposits, repairs, and lease terms. Furthermore, some landlords may employ

discriminatory practices, such as rejecting rental applications based on a tenant's

race, gender, or family situation. Last but not least, tenants may have difficulty

enforcing their legal rights and claiming them, particularly if they lack access to

legal counsel or risk landlord reprisal. These difficulties, in general, can make

renting a property more difficult and unpredictable for both landlords and tenants.

SPECIFIC PROBLEM

Difficulties in finding an affordable rental home

 Particularly in areas where many people are looking for rent but

few houses are available. And for those who are unfamiliar with

the area.

Lack of Transparency

 Some online marketplaces are lack of legitimate information and

have no exact status for the tenants, which can lead to

misunderstandings between the tenants and landlords.

Tenant’s difficulties with legal safeguards and rights

 The tenant may not be able to determine whether the listed

property is secure, and if the landlord can be trusted with legal

rights and payment transactions. If the tenant is unfamiliar with the

rental process, the landlord may take advantage of them.

OBJECTIVE OF THE STUDY

GENERAL OBJECTIVES

The purpose of this research is to create a website for those who

are having problems locating an affordable and cheap property to rent,

especially in areas where there are many people who want to rent but only

a few rental properties available. The aim is also to prevent fake accounts,

inaccurate information, and misunderstandings regarding agreements

between landlords and tenants. Implementing proper, safe, and secured

legal rights towards the tenant is also a goal. Additionally, all records,

transactions, and data gathered by the landlord are maintained in a

database to ensure the security and safety of the data.

SPECIFIC OBJECTIVES

Finding an affordable rental property within the budget

 Easy to track and narrow down the available and affordable

rental properties.

Providing relevant and legal information

SCOPE AND DELIMITATION

SCOPE

The scope of Rent2matic relates to the subject matter of properties

that are available for rent. It includes understanding the rental market,

landlord-tenant laws, property management, and real estate investing. This

involves knowledge of different types of rental properties, rental rates,

property maintenance, marketing strategies, tenant screening, lease

agreements, and eviction procedures. The scope also covers the roles and

responsibilities of landlords and tenants, local housing market and zoning

regulations, and economic and demographic factors that affect rental

demand and pricing. Overall, the scope of Rent2matic is vast and dynamic,

encompassing a wide range of topics related to the management and rental

of residential properties.

landlords will pay according to the subscription they have chosen.

They will make a one-time payment as long as their subscription

has not expired.

DELIMITATION

Rent2matic is limited inside of Misamis Oriental. It is intended for rental

properties without any existing systems. The system specifically focuses

on the rental space for the students and for those who want to board, so

finding an apartment outside of Misamis Oriental may not use the system.

In addition, the system can’t accept or entertain walk-in clients and has

limited subscription offers for the landlord. This system is only accessible

by the system’s user, namely the Admin, Finance, Verifier, Landlord and

Border. And lastly, the system can’t perform online payments. In future

developments, we will be implementing these delimitations.

DEFINITION OF TERMS

The purpose of the definition of terms is to provide a clear understanding

of the meaning of a term specific to a given subject field. It is a definition

that only needs to provide the essential characteristics of the term as it is to

be used in a particular word or subfield.

Accommodation - anything that supplies a need, want, favor and

convenience.

Accessible - easy for anyone to obtain and use.

Boarding House - is a house in which lodgers can rent one or more rooms

on a nightly basis, and sometimes for extended periods of weeks, months,

and years.

Features – a distinctive attribute or aspect of something.

Fee - is a fixed price charged for a specific service.

Landlord - is the man who allows them to live or work in a building

which he owns, in return for rent.

Operation - performance of a practical work or of something involving

the practical application of principles or processes.

Rental - usually fixed periodic return made by a tenant or occupant of

property to the owner for the possession and an agreed sum paid at fixed

intervals by a tenant to the landlord.

Secured – protected from danger or harm.

Software System - is a computer program used by the system for the

management and the functioning of the computer itself.

Transportation - the action of transporting someone or something or the

process of being transported.

Technology - The practical application of electrical knowledge and

sciences. computers. electronics. mechanics. machinery.

Tenant - a person who occupies land or property rented from a landlord.

REVIEW OF RELATED LITERATURE

Online-Based Smart House Renting Web Application

According to Dipta Voumick, Et.al. (2021), the house rental issue

is one of the elemental parts of society. Nowadays, it is extremely difficult

to find suitable accommodation in city areas if people search for it

physically. It can be difficult to find tenants just to hang a lease sign on a

building, and as a result, they lose money. An online common platform

can play a vital role in this case. An online-based smart house rental web

application has been developed both for tenants and for house owners. For

almost 17 years, “bdHousing.com” has held the dominating position of

offering a traditional and well-accepted stage for property owners to

promote their assets for rent or sale, as well as allowing property seekers

to discover their dream house. As a result, it is now known as

Bangladesh’s largest online property selling website. An online platform

with an economical stronghold and spectacular interface all covered with

an up-to-date security protocol. Financially stable (a scale of financial

background) people can join here and get a suitable

house to live. On the other hand, people who have properly checked their

background will want to rent their houses.

Designing a System that Keeps track of Available Boarding Houses for

UNZA Students

According to Banda, Et.al. (2021), states that technology

development has important roles in human life. The internet is one

component of technology which connects millions of computers using

protocols for sharing information, and internet is also used to connect two

or more people online. In this digital world, internet has become an

important and effective means of communication throughout the world and

many fields are using it effective. Web-based applications have been

widely implemented and proven to provide benefits to the communities.

Therefore, the use of internet has now become the means of learning and

sharing information that is useful for Community Service Providers (CSP)

and Boarding Service Users’ (BSU) who aim to make it easier for

someone to get practical and efficient information about boarding in that

particular area. Boarding is a place for providers of lodging services or

temporary residence consisting of several rooms and each room has

several facilities offered and also has a price determined by the owner of

the boarding house while the length of time of the rental is determined by

the tenant.

Local Literature and Studies

RENTAHANAN

The study of Bernardo, Et.al. (2005) states that society today relies

on the internet, most businesses tend to go for advertising and marketing

techniques for reasons that they want to gain exposure to the public. Most

businesses get involved in online advertising and web mapping. And the

innovation of today’s technology has opened new doors and challenges. It

continues to grow and provide unique opportunities to interact with others.

These include web content, advertising, software development,

audio/video transcription, database building, digitization, and market

research. On the other hand, technological developments have been using

web mapping for designing interfaces and for website’s interaction.

RENTAHANAN is an application that aims to make an online information

and locator for house rentals. This application was developed as an aid to

tenants to try finding a place to stay at and for the landlords, proprietors

and concerned citizens who try to advertise house rentals.

Chapter III

METHODOLOGY

This chapter provides an overview of the research approach that was used

to properly address the issues identified by the study. This will cover topics

including the logic of inquiry, the study's environment, data gathering, research

design, and its management.

Agile methodology can be applied to many different types of projects,

including Rent2matic. Rent2matic uses agile method because it is designed to be

flexible, which means that it can adapt to changing requirements and priorities of

the system. Also, it is flexible, promotes faster delivery, encourages collaboration

and communication, emphasizes continuous improvement, and helps to ensure

customer satisfaction which is Rent2matic wants to target.

Project Setting

The respondents of the study are tenants or users who are looking

for a boarding house in their area. The end-users include the landlord,

administrator, finance personnel, verifier, and the tenants or users of

Rent2matic's system.

Data Gathering

Rent2matic selected the respondents based on the target market's

population of interest, which includes students and landlords. A

researcher-made questionnaire was used to collect data, which was divided

into two forms, one for the landlord and another for the tenant. Both

survey questionnaires were written in Google Form. The landlord survey

questionnaire had three parts. Part I gathered information about the

respondent's profile, such as their name. Part II elicited the respondent's

experience in managing rent payments through non-digital means, while

Part III assessed their inclination to showcase the property on a website,

with a total of fifteen item statements. The tenant survey questionnaire

also had three parts. Part I obtained insight into the respondents' renting

experience, while Part II assessed their preference for the level of

understanding of the rental property in social media platforms. Part III

grasped the respondents' choice of using their devices to access the

website, with a total of three hundred and eighty-one item statements.

Research Instruments and Methods

This research project uses the quantitative method, which is a

deductive approach to research that involves collecting and analyzing

numerical data. A questionnaire was used to collect data, where the

proponents conducted a survey to determine the end-users' evaluation and

the landlord's advertising preference for Rent2matic. One of the

proponents distributed the survey questionnaire to the users and instructed

them to rate the developed system based on the criteria stated on the

survey form. Sufficient time was given to the users to read, understand,

and rate the proposed system. The proponents then waited for the users to

finish the survey and collected it afterward for result computation.

Research Respondents

Rent2matic randomly selected three hundred and eighty-one

students from different schools and fifteen landlords from various

locations in Misamis Oriental to participate in the survey prepared by the

proponents.

Location of the Study


The proponent conducted the study within the Province of Misamis

Oriental.

Current Network Topology

The current network topology used by the landlord only allows for manual

communication through text and phone calls, making communication more

challenging in general. However, with the assistance of our system,

communication becomes easier.

Current System

Most rental houses currently use manual processes to monitor

customer payments, room availability, and generate other reports.

However, manual operations may result in inaccurate, unreliable, and

insecure records. With the current technology available today, faster and

better transactions are possible. Technology helps people through various

social media platforms, making transactions more efficient. In order to

address

these current issues, the proponents decided to develop Rent2matic, a web-

based application for rental properties. This enables landlords to advertise

their properties by posting on social media.

Proposed System

The House Rental System is a project designed and developed

using system technologies such as C#. Since the project is an online

system, it was developed to improve and provide solutions to the needs of

boarding houses. The system makes it easier for managers, landlords, and

landladies to enter information, process data, and generate accurate

records.

Based on the collected data, 95% of the user survey respondents

expressed a demand for a rental platform on a website to improve their

manual renting experience. In addition, 60% of landlord survey

respondents reported difficulty in advertising their rental properties

manually, and all 15 respondents agreed on posting their properties on a

website. These responses suggest that creating a rental property website is

an essential tool for both renters and landlords. The study demonstrates a

growing need for easily accessible and accurate information on the rental

housing market. Many renters struggle to find suitable units within their

budget. Rent2matic can help address this problem by providing

comprehensive and up-to-date information on rental prices, vacancy rates,

and neighborhood demographics, empowering renters to make more

informed decisions about where to live. Moreover, Rent2matic can benefit

landlords by providing insights into the local rental market. By

understanding market trends and demands, landlords can adjust rental

prices and amenities to attract more renters and maximize their profits.

Additionally, Rent2matic can help bridge the communication gap between

renters and landlords, leading to better relationships and improved housing

conditions for both parties.

In conclusion, the data supports the importance of creating a rental house

research website as a valuable resource for both renters and landlords. By

providing accurate and accessible information, such a website can help

renters make informed decisions, landlords maximize their profits, and

improve the overall quality of the rental housing market.

Recommendation

The following recommendations are made in light of the study's

limitations and findings. Future study topics that have been suggested

include:

The researchers recommend that the network be improved and

made more secure. For the time being, the network in place is only small.

Therefore, the researchers recommend implementing a larger and more

secure network in the future. The researcher also suggests implementing a

wireless network because it allows for a broader range of implementation

and more devices to connect to the network.
