THE “DECLARANT” HEREBY CONSTITUTES THE PROJECT IN ACCORDANCE WITH THE PROVISIONS OF
REPUBLIC ACT NO. 4726 AS AMENDED BY PRESIDENTIAL DECREE 957, AS AMENDED OTHERWISE
KNOWN AS THE CONDOMINIUM ACT, AND HEREBY DECLARE THE PROJECT, SHALL B E KNOWN AS “THE
LIGHTHOUSE RESIDENCES, LOCATED AT MEXICO PAMPANGA. THE PROJECT HAS AN AGGREGATE AREA OF
25,555 LOT AREA 0.5884 HECTARE OR 5, 884 SQUARE METERS, MORE OR LESS (HEREAFTER THE “LAND”),
AND COVERED BY TRANSFER CERTIFICATE OF TITLE (“TCT”) NO.042-2023033740 D AND TCT NO. 042-
2023033741 AREA OF 2, 785 SQUARE METERS. THE PROJECT CONSISTS OF LOT AREA: 0.5890 HECTARE;
NO OF STOREY/FLOORS: 20; NO. OF UNITS: 671; AND NO. OF PARKING LOTS 132 CAR PARKING + 25
MOTORBIKE PARKING TOTAL, OTHER TERMS AND CONDITIONS SET FORTH IN DOC. NO. 374; PAGE NO.
76; BOOK NO. 85; SERIES OF 2023, OF NOTARY PUBLIC FOR SAN FERNANDO, PAMPANGA, CARLOTA DC

DECLARATION OF RESTRICTIONS : THIS DECLARATION OF RESTROCTIONS, AS MAY FROM TIME TO TIME


BE SUPPLEMENTED AND/OR AMENDED, SHALL EMBODY SUCH RESTRICTIONS, LIMITATIONS,
EASEMENTS, CONVENANTS, UNDERTAKINGS, AND CONDITIONS AS MAY REQUIRED OR PERMITTED BY
THE CONDOMINIUM CORPORATION OR THE MASTER DEED AS HEREIN PROVIDED SUBJECT TO THE
EXCEPTIONS WHICH MAY BE EXPRESSLY SET FORTH IN THE CONDOMINIUM ACT OR IN THE MASTER
DEED, AS HEREIN PROVIDED, ALL OF SAID RESTRICTIONS SHALL BE DEEMED TO RUN WITH THE
PROPERTY, THE BUILDINGS ANG OTHER IMPROVEMENTS MAKING UP THE PROJECT, AND SHALL
CONSTITUTE AN ENCUMBRANCE UPON THE PROJECT, AND SHALL CONSTITUTE AN ENCUMBRANCE
UPON THE PROJECT AND EACH UNIT THEREIN AND SHALL INURE TO THE BENEFIT OF, AND BE BINDING
UPON, ALL UNIT OWNERS, PURCHASERS WHO HAVE NOT FULLY PAID FOR THE UNIT, OTHER TERMS AND

AMENDEDMENT TO THE MASTER DEED WITH DECLARATION OF RESTRICTIONS OF THE LIGHTHOUSE
RESIDENCES, BRGY. CAMUNING, MEXICO, PAMPANGA, EXECUTED BY THE LIGHTHOUSE RESIDENCES
REALTY CORPORATION REPRESENTED BY ITS AUTHORIZED OFFICER, CALLED THE DECLARANT, THE
DECLARANT HEREBY DECLARE THE MASTER DEED AS FOLLOWS:

WHEREAS CLAUSE A. DECLARANT IS THE ABSOLUTE AD LAWFUL OWNER OF SEVERAL PARCELS OF LAND
LOCATED AT BRGY. CAMUNING, MEXICO, PAMPANGA. WITH AN AGGREGATE AREA OF TWENTY-FIVE
THOUSAND FIVE HUNDRED FIFTY-FIVE SQUARE METERS (25,555), MORE OR LESS, AND COVERED BY
TRANSFER CERTIFICATE OF TITLE (“TCT”) NO.042-2023033740 D AND TCT NO. 042-2023033741.

PART I OF MASTER DEED:


SECTION 1: THE PROJECT SHALL BE KNOWN AS “THE LIGHTHOUSE RESIDENCES”.
SECTION 2- THE PROJECT SHALL BE 1 BUILDING; THE PROJECT CONSISTS OF LOT AREA: 0.5890 HECTARE;
NO OF STOREY/FLOORS: 20; NO. OF UNITS: 671; AND NO. OF PARKING LOTS 132 CAR PARKING + 25
MOTORBIKE PARKING TOTAL PART II OF THE MASTER DEED.

PART II OF THE MASTER DEED:

SECTION 6 (D). BOARD OF TRUSTEES – THE MANAGEMENT OF THE CONDOMINIUM CORPORATION


SHALL BE VESTED IN THE BOARD OF TRUSTEES CONSISTING OF FIVE (5) MEMBERS. MEMBERS OF BOARD
OF TRUSTEES SHALL BE ELECTED BY THE UNIT OWNERS BASED ON THE UNIT-OWNERS’ APPURTENANT
INTEREST AS PROVIDED FOR IN PART 1 OF THIS MASTER DEED.

SECTION 8. MORTAGE AND/OR LEASE.

A UNIT OWNER MAY, BUT ONLY IN WRITING, MORTGAGE OR LEASE HIS UNIT TO ANY PARTY, PROVIDED
WRITTEN NOTICE THEREOF, TOGETHER WITH A COPY OF SUCH MORTGAGE OR LEASE, IS GIVEN TO THE
CONDOMINIUM CORPORATION WITH SUCH PARTICULARS AS THE CONDOMINIUM CORPORATION MAY
REASONABLY REQUIRE, WITHIN FIVE (5) DAYS PRIOR TO THE EFFECTIVITY OF THE MORTGAGE OR LEASE.
ANY SUCH MORTGAGE OR LEASE SHALL NOT FREE THE UNIT OWNER OR PURCHASER FROM
COMPLIANCE WITH HIS OBLIGATIONS AS SUCH UNDER THE CONDOMINIUM ACT, THE MASTER DEED,
THE ARTICLES OF INCORPORATION, BY-LAWS AND HOUSE RULES AND REGULATIONS OF THE
CONDOMINIUM CORPORATION OR THE DOCUMENTS UNDER WHICH HE ACQUIRED THE UNIT. THE UNIT
OWNER IS OBLIGED TO IMPOSE UPON THE MORTGAGEE OR LESSEE BY INCLUDING IN THE MORTGAGE
OR LEASE CONTRACT THE OBLIGATION TO RESPECT, OBSERVE AND COMPLY WIT THE TERMS AND
CONDITIONS AND INSTRUCTIONS CONTAINED IN THE FOREGOING CONDOMINIUM ACT, MASTER DEED,
ARTICLES OF INCORPORATION AND BYLAWS, AND HOUSE RULES AND REGULATIONS, AS THESE MAY BE
AMENDED OR SUPPLEMENTED FROM TIME TO TIME.
