Preventive maintenance is the act of performing
regularly scheduled maintenance activities to help
prevent unexpected failures in the future. Put
simply, it’s about fixing things before they break.
GOAL
The goal of preventive maintenance is to prevent
equipment failure before it occurs and to reduce
the risk of accidents. Ultimately, taking certain
precautions to ensure minimal risk to your
business means that you and your staff can focus
on improving what already works, instead of
having to repair what is broken.
TYPES
Manufacturers often provide recommendations to
maintain a piece of equipment but, generally
speaking, there are three main types of preventive
maintenance task:
MANDATORY
Example: Regular inspection and replacement of
worn-out brake pads in industrial machinery to
prevent accidents.
PYRAMIDING
Example: If routine oil changes are skipped, the
next oil change task will take longer and might
require additional steps, such as cleaning oil filters
or repairing damage caused by old oil.
Example: Changing light bulbs in a facility, where
skipping one replacement doesn’t make future
bulb replacements harder.
INSPECTING
Example: Conducting a weekly visual inspection
of conveyor belts to spot early signs of wear and
tear.
ORIENTED
Example: Tightening bolts, replacing air filters, or
adjusting alignment on a machine.
WHEN
Following this type of predictive maintenance
schedule, through tasks such as condition
monitoring, requires accurate recording of
inspections and servicing against an understanding
of the lifespan of a particular piece of equipment.
These records will help determine when
preventive maintenance is required.
