EDUCATIONAL BUILDING

Laying down the law in your building or association doesn't have to be a painful process. When it comes to creating house or community rules, careful planning and a healthy dose of common sense can make the process smooth, leading to happier homeowners and a stress-free executive board.

SCHOOL

No basement or cellar room shall be designed, constructed, altered, converted or used for the purpose of study or instruction. Every such building, exceeding two storey in height shall be constructed of fire resisting material throughout. The minimum size of a cellar room, study room or room used for purposes of instruction shall be 5.5 mt. x 4.5 mt. and no part of such room shall be distant more than 7.5 mt. from an external wall abutting on the requisite open space Every such room shall have a minimum ventilation to the extent of 1/5th of its floor area.

A minimum of 1.0

sq.mt. of net floor space per student shall be provided.


A central hall will

not be counted in the accommodation, nor will a class room for cookery, laundry, manual instruction, drawing or science.

Every assembly room, gymnasium shall have a clear height

of 3.6 mt. except under a girder which may project 0.6 mt. below the required ceiling height. Assembly/Playground Area-8x27m A clear internal height under balcony or a girder shall not be less than 3.0 mt.
A minimum room height for classroom in all schools and

other institutions shall not be less than 3.0 mt. The minimum head room under beams shall be 2.75 mt. Classrooms height provided in the school is 3.5 m and the head room height is 3 m No door shall be less than 1.2 mt. in width and 2.20 mt. in height. Door width is 1.2 m and the height is 2.20m The number of students in such building shall be calculated on this basis for the purpose of this clause

Separate conveying system to be provided for sewerage and sullage to facilitate reuse of sullage water for gardening and washing purposes. Separate conveying system is not provided. This may require suitable storage facilities that are to be indicated on the building plans. For recharging ground water, rainwater-harvesting provisions are to be provided within the plot, which are to be indicated on the building plans. The external enclosing walls of the staircase shall be of the brick or the R.C.C. construction having the fire resistance of not less than two hours. All enclosed staircases shall have access through self-closing door of one-hour fire resistance. These shall be single swing doors opening in the direction of the escape. The door shall be fitted with the check action door closers. Width of the staircase is 1.2m No.of steps - 25

All buildings of 15 mt. and above in height shall be equipped with fire alarm system.

Equivalent Car Spaces (ECS) pre 100 sq. mt. of floor area 0.50 - 1.50 For the provision of car parking spaces, the space standards shall be as under: i)For open parking 18.0 sq.mt. per equivalent car space. Ii)For ground floor covered parking 23.0 sq.mt. per equivalent car space. iii)For basement 28.0 sq.mt. per equivalent car space. In the use premises, parking on the above standards may be provided on the ground floor, or in the basement (where the provision exists). Parking spaces are not provided

If abutting road is between 9m-12m wide then the plot size can be between 100-2000sq.m Minimum abutting road should be 12m wide, if <12m then offset of 3mx3m necessary.

For a plot size .750sq.m, the maximum height can be 15m and if abutting road less than 12m , then the front setback should be 3m and the remaining sides also should be 3m wide.
Parking area in percentage to built area should be 30%.

Visitors parking shall be 10%, setback spaces can be used for this purpose.

A strip of at least 1m greenery / lawn along the frontage of the site within the front setback shall be developed and maintained with greenery.
Greenery/lawn is not provided. For Plots above 300sq.m , a minimum 1m wide continuous green planting strip in the periphery on remaining sides are required to be developed and maintained within the setback. For all institutional plots above 750sq.m, 5% of the site area to be developed as organized open space and be utilized as greenery, tot lot or soft landscaping etc., and shall be provided over and above the mandatory setbacks. Such organized open space could be in more than one location and shall be of a minimum width of 3m with a minimum area of 15sq.m at each location

In all plots 750 sq.m-1000 sq.m, provision shall be made for earmarking an area of 3m X 3m for the purpose of setting of public utilities like distribution transformer, etc. within the owners site subject to mandated public safety requirements Distribution transformers are not provided In case of plots 750sq.m-1000sq.m, it is permitted to transfer up to 2m of setback from any one side to any other side without exceeding overall permissible plinth area, subject to maintaining of a minimum 2.5m setback on other side and a minimum building line. The transfer of setback from front setback is not allowed.
