INDIAN HOUSING SECTOR

Housing, a basic human need, has always had and continues to have
major socio-economic implications and assumes a crucial role as it
contributes significantly to the national economy and nation building.
The need for adequate shelter for all along with basic services is
more urgent than ever, particularly in developing countries like India
Housing is an important sector for Indian Economy as it affects many
industries directly or indirectly (like Cement, Steel industry and Real
Estate).

For Indian Housing Market Government(both union and State) acts as a


facilitator and it is assisted by two regulators
Reserve Bank Of India Regulates commercial banks and partially
cooperative banks
National Housing Bank regulates Housing Finance companies

byRBIcomputes an index termed NHB RESIDEX. The index was
formulated based on a pilot study covering 5 cities, Delhi, Mumbai,
Kolkata, Bangalore and Bhopal representing the five regions of the
country. Actual transactions prices are used to compute an Index
reflecting the market trends. 2007 is taken as the base year for the
study to be comparable with theWPIandCPI.It now coversDelhi
with NCR, Bangalore, Mumbai, Kolkata, Bhopal, Hyderabad,
Faridabad, Patna, Ahmedabad, Chennai, Jaipur, Lucknow, Pune,
Surat, Kochi, Bhubaneshwar, Guwahati, Ludhiana, Vijayawada,
Indore, Chandigarh, Coimbatore, Dehradun, Meerut, Nagpur and
Raipur. The index shows that the prices have doubled in cities like
Mumbai, Delhi and Bhopal, but have declined in Hyderabad and
Kochi.

Housing Index in India decreased to 238 Index Points in the first


quarter of 2015 from 240 Index Points in the fourth quarter of 2014.
Housing Index in India averaged 214.69 Index Points from 2011 until
2015, reaching an all time high of 240 Index Points in the fourth
quarter of 2014 and a record low of 181 Index Points in the second
quarter of 2011
