Introduction:
•A cottage is simple structure which may carry the
connotation of being an old or old-fashioned
building.

Objective :
• To plan a building according to principles of
planning that are aspect, prospect, privacy,
roominess etc.
• To know the guidelines for making plan of a
building.

Methodology :

•AS they have given the internal dimensions of


the every room, the remaining details for other
structural members are taken from IS SP 7: 1983
National Building code , some of the guidelines
are taken from Kumaraswami text book.

The Cottage cum rest house is to be planned with two bed rooms,
hall, kitchen & dining, garage and closed veranda, with internal
dimensions as below.
Hall/Living room = 4.2 x 4.6 m
Bed rooms 1) 3.6 x 4.2 m
2) 4.2 x 4.6 m
Kitchen = Not less than 7.5 sq. m in area
Dining = 4.2 x 3.2 m
Garage = 2.5 m wide
Attached toilet to bed rooms and general toilet have to be provided
suitably.
From the given detailed list out the detailed specifications, draw the
line diagram and draw the following views to a scale of 1: 50.
a) Fully dimensional detailed plan

b) Section elevation as per instructor
c) Front elevation and
d) Site plan
Case study:
•As it is previously given internal dimensions of
each room which are as follows:
Veranda = 2.5 m wide and area = 9.0 sq. m
Hall/Living room = 4.2 x 4.6 m
Bed rooms = 1) 3.6 x 4.2 m
2) 4.2 x 4.6 m
Kitchen = Not less than 7.5 sq. m in area
Dining = 4.2 x 3.2 m
Garage = 2.5 m wide

•After calculating area of given rooms and built
up area 105 Sq.mts is remaining it is left free i.e
is as corridor and placed in centre of the house,
rooms are made to surround that free space .
•If this kind of plan is made ,then if you enter into
a room and want to go to another room then you
have to cross all the rooms in between to avoid
this problem doors are placed in such a manner
each room is accessible from external corridor,
this makes our plan with more privacy and
circulation. 8
•After completion of plan we need to place door and windows their dimensions
and guidelines are as follows:

Standard Dimensions for various building units :
1. The minimum depth of foundation is kept 1m
below the ground level. The width of foundation
should be such that stress on soil is within its safe
bearing capacity.
2. Plinth height is kept 300mm-600mm,but 450mm is
more common.
3. Plinth area should be 1.2 times the floor area of the
building.
4. Minimum width of footing is 100mm more than
one above and minimum depth of footing is depth
of standard brick i.e 100mm

5. Width of cement concrete bed of foundation =width
of brick footing immediately above concrete bed +
100mm + 100mm.
6. Thickness of damp proof course is 20-25mm
7. Thickness of cement concrete floor should be
minimum 100mm plus floor finish over it. Floor
finish is generally with 10mm to 20mm thick
cement motor or tiles.

9. Ceiling height of a residential building should be
3000-3600mm (main habitat rooms)
10. For bath room and W.C the ceiling height may be
2000-2750mm height.
11. The carpet area should be 50-35% of the floor
area.
12. The size of window depends upon total area of
window openings required
•Window width = (width of room + height of room)/8
•At least 1Sq.m of window area should be provided
for every 30m3 of inside room space.

Conclusion :
By using all these laws and guide lines a plan for
cottage cum rest house is done.
