Job Description : Engineering Services Asset Manager – Co-working

• Overall requirement : Custodian for all engineering service contracts, warranty documents & infrastructure assets. Responsible for
technical and asset documentation of white good appliances, furniture, MEP services, HVAC, power backups, civil works, Wi-Fi etc.
• Technical skills :
• Possess knowledge about commercial / retail infrastructure design, project execution and maintenance,
• Sound knowledge of documentation, warranty, insurance, claims, AMCs, Spare parts inventory etc.,
• Working knowledge of preventive maintenance and record upkeep in commercial building.
• Sound knowledge of building infrastructure, vendor identification and negotiation.
• Pre-live audit skills :
• Posses enough knowledge to carryout pre-live inspection of facilities and raising snag list
• Understanding of the statutory documentation required to make a property live
• Expertise in managing PMO during property launch
• Vendor onboarding and management :
• Identification and developing vendors for all maintenance related works.
• Performance monitoring of vendors to ensure SLA adherence.
• Evaluate quotations submitted by vendors for various works to optimized costs.
• Cost Optimization: Work with central team to optimize electricity, fuel, water, R&M costs and lead independent efficiency projects to bring in
process improvements.
• Reporting: Preparing and submitting timely reports( MS‐Excel, MS Word) on breakdowns, preventive maintenance schedules, Turnaround
times (TATs) & SLAs, electricity/fuel consumption, warranty, insurance records
• Stakeholder management: Work in close coordination with Operations, Procurement/Supply Chain and FM/Ops Managers to ensure
smooth Engineering services operations.

• Education Qualification : Bachelor’s degree in Mechanical / Electrical engineering. 8-10 Years of relevant experience in facility
management record, inventory management in a closely related industry (Commercial or retail industry). Proficiency in MS‐Excel/MS word.
Willingness to travel to sites ( this will involve travel with opening of new properties). Ability to work under pressure and perform
independently.
