 The Sino-Singapore Tianjin Eco-City's


Master Plan spells out the approved
uses of its land. The Plan attempts to
strike a balance between competing
needs, including the social,
economic and environmental needs
of the eco-city. It was jointly
developed by the China Academy
of Urban Planning and Design, the
Tianjin Urban Planning and Design
Institute, and the Singapore planning
team led by the Urban
Redevelopment Authority (URA).

 Jasin Industrial Park (JIP) is


strategically located in the Jasin
district adjacent to the historical city
of Melaka, Malaysia. JIP spreads over
202 acres of FREEHOLD land
approved for light and medium
industry. JIP is completed with full
infrastructures including water and
electricity supplies as well as
telecommunication services right to
the door steps of each industrial lot.
JIP is professionally planned and
subdivided into 93 detached
industrial lots of various sizes and 34
semi-detached industrial lots catering
for today’s industrial needs. Besides,
there are 26 shop lots in the centre of
the industrial park. Presently, the
industrial park is occupied by many
well-established manufacturers.

 Le Urban Eco Park is not


only the first ecologically
friendly satellite, but is also
the first mixed-use
development where an
industrial zone, residential
complexes, commercial
office space, retail outlets
and a pleasure zone are
integrated into one. The
freehold mixed
development is divided
into three different
property types; factories,
commercial buildings and
residences enhanced by
green features dedicated to a sustainable living and working environment. The
development will also feature a brand new retail experience, the ‘Eco Park Mall’
combining commercial and retail shop houses, a supermarket, and food and beverage
kiosks within a mixed-use commercial and residential area.

The CIC Planning Team wishes to convey a few matters of concern which in its opinion are
important to be clarified and addressed as these concerns have a significant impact to the
successful implementation of the project:a.

• On section 1.2 Project Description as well as on other section including 1.3, 2.1, etc., the
TOR repeatedly refer to the preparation of the PIEMO-SEZ MDP to included ‘other
PHIVIDEC IA Area’.

• On Scope of Services 4.5 Environmental Study.

• On Scope of Services item 4.5 Bathymetry of the Waterways within the PIEMO and 4.7
Hydrology.

• On Deliverables and Timetable for Submissions,
