or challenge
What solution is best to
satisfy? For now or
anytime in the future
How do we compare one to
another?
Engineering Steps

BUNGA BIASA (SIMPEL INTEREST) (1)
• Bunga yang dibayarkan atas pinjaman sebanding dengan pinjaman, waktu
pinjaman dan besarnya suku bunga.
• Simple interest = (principal)(number of periods)(interest rate), I =
P.n.i
• Accumulated amount, F = P + I = P(1+ni)

• Contoh:
Jumlah uang Rp. 1.0000.000, dipinjam selama 3 tahun dengan bunga 10%

CASH FLOW
• Cash flow adalah tata aliran uang
Investasi masuk dan keluar per periode waktu
(Investment) pada suatu perusahaan. Cash flow
terdiri dari:

berasal dari penjualan produk atau
manfaat terukur (benefit);
– cash-out (uang keluar),
merupakan.kumulatif dari biaya-biaya

Operational
Benefit COMPONENT Cost • Cash flow yang dibicarakan dalam
ekonomi teknik adalah cash flow
investasi yang bersifat
estimasi/prediktif. Karena kegiatan
evaluasi investasi pada umumnya
dilakukan sebelum investasi
tersebut dilaksanakan, jadi perlu
Maintenance dilakukan estimasi atau perkiraan
cost terhadap cash flow yang akan
terjadi apabila rencana investasi
tersebut dilaksanakan.
