A Study on Retail Real Estate in Bengaluru

Objective of the study:
The objective is to understand and identify the current scenario of the retail
real estate in Bangalore. To study the impact of metro on real estate. To
study the key micro markets of Bangalore. To study the future growth of real
estate in retail in Bangalore.
Hypothesis:
H0: There is no significant difference between the CBD, SBD, Bannerghatta,
Outer ring road, Whitefield, Hosurroad, Electronic city, North bengaluru
districts based on the rental value, capital value, Total stock, upcoming
supply, vacancy and gross absorption in bengaluru retail real estate.
Ha: There is a significant difference between the CBD, SBD, Bannerghatta,
Outer ring road, Whitefield, Hosurroad, Electronic city, North bengaluru
districts based on the rental value, capital value, Total stock, upcoming
supply, vacancy and gross absorption in bengaluru retail real estate.
Research design : Here we are using secondary research design.
Secondary research is a typical method of conducting a systematic
inquiry in which the researcher relies exclusively on previously
collected material. For meaningful study conclusions, this research
strategy entails arranging, combining, and analyzing these data
samples.

Data collection method: Secondary data is used which is provided


by the company colliers(India) and recent articles on growth of the
retail real estate Industries and metro development articles The tabular
data consist of numerical data based on the particular key micro
markets.
Variables: Rental value, Capital value, Total stock( Grade A&B),
Vacancy( Grade A&B), Upcoming stock, Gross absorption.
Since the P- value is 0.9709 which is greater than 0.05( alpha value) we accept H0. here is
no significant difference between the CBD, SBD, Bannerghatta, Outer ring road, Whitefield,
Hosurroad, Electronic city, North bengaluru districts based on the rental value, capital value,
Total stock, upcoming supply, vacancy and gross absorption in bengaluru retail real estate.
Findings: 
The development of metro has increased the pricing in
the areas where there is an accessibility to metro. 
The pricing of the micro markets are different in each
area due to their strengths, competition, IT, high quality
stores,residential neighborhood, availability of grade A &
B shops, vacancy, upcoming supply and demand. 
Although the pricing is different in each districts the
pricing is similar all over the Bengaluru.
Suggestions: 
To begin, one must thoroughly research market trends in order to profit. You should consider the
breadth of potential development in the area before investing in a property. 
When buying a commercial property, the location is the most important thing to consider. The place
should have good infrastructure and be accessible from other locations. Property in a prominent
location can provide you with a guaranteed return on your investment. 
The layout has a significant influence on operational effectiveness. Ensure that the project has gotten
all necessary permissions from the appropriate authorities so that you do not make any poor investment
judgments. 
The lease is a long-term arrangement between the business and the property owner. When considering
an investment, the renter must be aware of the lease structure as well as the risk associated. 
Construction of railway lines, for example, may have an impact on the value of your home. Also, look at
the availability of basic services such as electricity, water, and drainage. 
Calculate how much you can earn annually after deducting all of these costs by evaluating your
earnings after paying taxes and insurance. It will assist you in determining how your investment will
perform in the future. 
Examine the worth of nearby similar properties and get information on the types of rents that other
properties command so that you can effectively negotiate with the seller. Negotiation is essential for a
successful commercial contract.
Conclusion:
Commercial real estate is land that is used for business purposes. Commercial
property typically refers to buildings that house businesses, but it can also refer
to land that is utilized to create revenue or huge residential rental homes.In this
project I had tried to cover all the aspect of retail real estate that had effected the
real estate of bengaluru. I learned that how bengaluru retail real estate is growing
due to the demand in growing infrastructure of the metro rail which is giving new
options and availability for growth in the market. The city is in route to become a
global city.I have also learned in the report that how infrastructure projects such
as Metro and Outer Ring Road has helped the city in catering its future
population growth. The metro rail projects is helping city grow in all directions.
The pricing ranges and based on the stock and availability there not much
difference in the bengaluru retail capability .When the metro rail is completed all
over the city then prices will go up for retail stores and will also give the
opportunity for new area to develop and new entrance of retail high streets will be
an availability.
