MAINTENANCE

ACTIVITIES OF FARM
FACILITIES
1. PUMP HOUSE

Pumps are the cogs in the wheel that you


facility functioning efficiently, whether they
are used for manufacturing processes, HVAC,
or water treatment. To keep pumps running
properly, regular maintenance schedule
should be implemented and followed.
DETERMINE THE MAINTENCE
FREQUENCY
•Consult the original manufacturers
guidelines. Consider the timing to
schedule your maintenance. Select a
time when the system is down and use
common sense when deciding the
time frequency.
OBSERVATION IS THE KEY

•Get to know your system and make


point to observe your pump while it is
still running. Make note of leaks,
unusual sounds or vibrations and
unusual odors.
SAFETY FIRST

•Make sure machines are properly shut-


down before performing your
maintenance and/or system check.
Proper isolation is important not only
for electrical system, but for hydraulic
system as well.
MECHANICAL INSPECTION

a. Check mounting points are secured.


b. Inspect the mechanical seal and packing
c. Inspect the pump flanges for leaks
d. Inspect the couplings
e. Inspect the clean filters
LUBRICATION
• Lubricate the motor and pump bearing per
manufacturers guidelines. Be sure not to over
lubricate. More bearing damage occurs as a
result of over greasing. If bearing has a vent
cap, remove the cap and run the pump for 30
mins before reinstalling the cap. This will allow
excess grease to work its way out of the
bearing.
ELECTRICAL/MOTOR INSPECTION
• Check that all terminations are tight
• Inspect motor vents and windings for dust/dirt
build-up and clean according to manufacturers
guidelines
• Inspect starter/contractor for arcing,
overheating, etc.
• Use megohmmeter on the winding to check for
insulation failure.
REPLACE DAMAGED SEALS AND
HOSES
• If any hoses, seals, or O-rings show wear or damage,
replace immediately. Using a temporary rubber assembly
lubricant will ensure a tight fit and prevent leaks or slips.

superior lubrication and compatible with variety of
surfaces. P-80 are environmentally friendly, most are
biodegradable.
• Many pump manufacturers advice against the use
of oil, petroleum jelly or other petroleum, or silicon
based product for elastomer seal lubrications. Using
such product could cause seal failure due to
swelling of elastomer. P-80 rubber lubricants are
temporary, once dry the lubrication ceases and
parts stay in place. Additionally these lubricants will
not reactivate in the presence of water and they
will not dry out rubber parts.
2. MCHANICAL DRYER (Grain dryer
maintenance)
• When harvesting and drying season is over, probably the
last thing on your to do list is dryer maintenance.
However, year-end dryer maintenance is extremely
important to make sure that your dryer operates at its
best whenever it is called upon.

• Dryer manufacturers will tell you that there are really


three times that dryer maintenance should be performed:
preseason, operating season, postseason.
