Maintenance of CRAC units
Daily
• Inspect temperature and humidity set points.
• Inspect obstructions on both inlet and outlet.
• Inspect abnormal noises and vibration (whilst adhering to safety
requirements).
Monthly
• Inspect fan assemblies (e.g. vibration, power consumption, noise,
cleanliness).
• Inspect for contamination (e.g. dust, debris, dirt, leakage).
Maintenance of CRAC units
Quarterly
• Inspect/replace filters.
• Inspect coil for damage, leakage and corrosion.
• Inspect drain pan cleanliness and adequate drainage of condensation water.
• Inspect humidification system (e.g. cleanliness, free flow of steam).
• Inspect all moving parts for wear and tear, lubricate where required.
• Inspect fan belts (where applicable) (e.g. wear and tear, tightness).
• Inspect refrigerant system (e.g. pipe, insulation, levels).
• Inspect connections to fire safety systems.
• Inspect electrical parameters (e.g. voltage, current, harmonics, power factor).
Maintenance of CRAC units
Annually
• Inspect pipes (e.g. water pipes, valves, refrigerant, insulation, drain).
• Inspect damper settings.
• Inspect sensors (e.g. calibrate).
• Inspect electrical system (e.g. wiring, insulation, connections,
labeling).
• Make test and balance.
